But if you want to cut costs even more and build more equity, you can choose to do some simple jobs yourself, such as painting and clean-up. And if you're an experienced do-it-yourselfer who can handle substantial work on your own, you'll keep costs at rock bottom. Whether you stick to supervision or get right in there and do the work, you're building more than a house. You're building "sweat equity," a critical part of the owner-involved building plan to help you get a home of your own.
No Expensive General Contractor Required
Why let a general contractor profit from the construction of your new home? Together, you and your New Home Consultant can accomplish the same tasks -- and save up to 20 percent of the cost of your house! When you break the job down, you'll see how manageable it really is. The financing is available through a variety of nationwide lenders. You receive the financial support you need to build your home and save on construction costs.
You and your New Home Consultant work together not only to get you a construction loan, but also to position you for competitive, permanent financing once your home is complete. The plan works this way:
- Land -- You may already own the land you want to build on. If you don't, BuildMax lenders will iinclude the land cost in your construction loan.
- Materials -- We represent lenders that will finance the cost of the materials needed to complete your new home.
- Labor -- Our lenders will finance the labor costs for subcontractors you select.
- Equity -- The most important feature of owner-involved-building programs. Since you're the project manager, you can save thousands of dollars by eliminating the expense of the general contractor. So, by following the owner-involved-building plan, your completed house should be worth more than it cost to build. That difference between what your house is worth and what you owe on it is called "equity." We call it "sweat equity," because you earned it yourself. And it's your "sweat equity" that's your key to permanent mortgage financing.
An example:
BuildMax helps you obtain a construction loan of $160,000 to purchase land, buy materials, pay subcontractors and build a high-quality home. The appraised value of your completed home -- what it's worth on the real estate market -- may be $200,000 (or more). That $40,000 difference is your equity. This equity acts as part of your "down payment" on your permanent financing. When you apply for a mortgage, having equity is the same as having that big down payment that was such a problem before owner-involved-building. Because you have equity, you can get a regular mortgage with manageable monthly payments.
