Advantages to Small house plans

One of the best ways to make a small space feel larger is with light, crisp interior paint. White interior paint reflects natural lighting and makes the room appear brighter and cleaner. In addition, white paint can make the room feel larger since lighter colors tend to open up a space. When selecting your white paint, consider whether you want a flat finish or a glossy finish, and pay attention to the lighting in the room to determine which would be best. Taking the time to pick out the right white paint can make a huge difference in your small home and create a refreshing environment that feels spacious and airy. I suggest taking a few samples home and painting a small section of your wall, examining it when the sun is coming up and when it is going down. Early in the afternoon. The same paint can create different shades in areas of your home depending on the lighting.

No matter what size space you are working with, thoughtful design can help create a home that is comfortable and inviting. With a little research, small house plans can be utilized to create the perfect home for you and your family! From finding the right white interior paint to creating smart features, there are many ways to make the most of your space without compromising style or comfort. White is the most versatile color for any room. With just a tiny bit of color, you can create an accent. you won’t break the bank when redecorating for the many different holidays and seasons. With attention to detail and careful planning, you can create a luxurious small house plan that meets all your needs!

Designing a smaller house plan

Remember, when it comes to designing your small house plan, only you know what you are needing for yourself and your family. Consider thinking in advance about your holidays for example. Where will you place the tree on this floor plan? Where will the table be placed?

The right plan will ensure that the finished product meets your expectations and follows all local building codes. Good house plans should include accurate measurements and detailed diagrams of electrical outlets, plumbing fixtures, windows, and doors. If you are wanting that built-in display in your kitchen now is the time to add that to your small house plans while you are talking with your plan designer. They should also include specifications for materials such as flooring, insulation, and roofing. Furthermore, the plan should be detailed enough to give clear instructions for the construction of each aspect of the house.

A good house plan will make the process easier by streamlining communication between contractors and homeowners. By having a well-thought-out plan in place before starting any work, you can avoid costly mistakes during the build process. In addition to these considerations, the house plan should also reflect your tastes and lifestyle, providing a comfortable and functional living space for all who inhabit it. With careful planning and attention to detail, you can ensure that your new home meets all of your needs.

Are metal building homes going away?

metal building framing

Are metal building homes going by the wayside?

Metal building barndominium homes have been popular for the past decade primarily because metal buildings offer a lot of versatility and can be erected faster than conventional homes. In recent years metal buildings have also been very cost effective and have attracted the attention of barndominium homebuyers, but that may be changing. Conventional wood prices are dropping in price at an alarming pace. At the peak of the pandemic a sheet of 7/16″ OSB plywood at Menards Lumber was selling for a whopping $56.00 in my area but in states like New York I heard they were selling as high as $70.00. That’s absolutely ridiculous and in my opinion it was price gouging. When I built my own home pre-pandemic I paid $8.50 a sheet. Now let’s compare that to today’s pricing at $13.10. It’s still high compared to what I paid but nowhere near the $56.00 price it was.

Metal building homes have not adjusted their prices compared to wood. Since wood went out of sight it just makes since as interest rate rise and homebuilding slows down a bit then wood prices are going to fall, and they have. Conventional lumber has fallen so much that it has once again become the preferred method of homebuilding. So let’s talk about the difference in steel verses wood. Steel framed homes have any advantages and a few disadvantages.

Steel Pros

  1. Strength. Steel is stronger than wood and if you use galvanized metal buildings they can be lighter than wood.
  2. Fireproof. Metal framed homes just don’t burn so if you are in a fire prone area this may be a great choice.
  3. Termite proof. I think this is self explanatory.
  4. Erosion proof. Steel buildings last a lifetime.
  5. Faster erecting times. Steel buildings can be erected in a few weeks.

Steel Cons

  1. 25% higher cost than wood. At the time of this article it cheaper to build with wood.
  2. Production times. Red iron steel can take 16-24 weeks to arrive on the jobsite.
  3. Erectors. It can be difficult to find erectors who are skilled in erecting metal buildings.
  4. Building departments. Some building departments may give you difficulties getting permits for a metal building.
  5. HOA issues. Some homeowner associations may not approve a metal building in your neighborhood.

Conventional wood Pros

  1. Price. In most cases wood framing with metal siding and metal roofing is less expensive than steel framing. Some homebuyers are saving $40-$50K using wood frames instead of steel.
  2. Builders approve. It’s much easier to find builders willing to build your barndominium using a conventional building method.
  3. Barndominium kit. Dry-in packages can offer a quick way to get all the materials you need on one or two trucks delivered right to your jobsite.
  4. Building inspectors. Most building departments will approve wood frame over steel frame since they understand wood products.
  5. Bankers. Many banks and appraisers will have some difficulties with steel buildings. They sometimes don’t know how to financing them or appraise them. Comps may be an issue.

Conventional wood Cons

  1. Not fireproof. Wood framing has been the preferred building method for over 100 years but it’s not fireproof like steel but 95% of all homeowners are just fine with this fact.
  2. Not termite proof. Ok so termites like wood, true so if that worries you then schedule a monthly termite treatment from a local professional to ease your mind.
  3. Build time. It may take a little longer to build a wood framed home but not always. I recently witnessed an Amish framing crew build a 2,000 square foot home in as little as 2 weeks.

Who buys metal building barndominiums and why?

I think their is a lot of misconception about metal buildings and barndominiums on the Internet. There are a lot of articles claiming you can build a metal building barndominium for as low as $75.00 a square foot and that’s just not true. That may have been true 10 years ago but not today. The typical cost for a metal building shell package is $24-$34 per square foot and that only gets you the shell, no slab, no labor. Most people who are building metal buildings as a home are not much worried about the price, they are building the home for other reasons like hurricane and tornado protection or longevity. Steel is a beautiful thing and if you can afford to pay the price it may be the best solution for you. These days people are looking for the most economical building method and if that’s the main driving force behind building a barndominium then steel might not be the best choice.

We talk with thousands of people a month that are looking to build a barndominium and most of them tell us they are looking for the best price and best method and that just might be conventional wood frame with metal siding and metal roofing. I realize this may be a counter cultural article and for some people this may bust their bubble but the facts are the facts. Are metal building homes going away? I don’t think so but what I do believe is this. Most barndominiums that will be built in the next 10 years will be built using wood frames, not steel frames and primarily that will be due to price and availability of supplies.

Winter Planning for a Spring Barndominium Build

Winter Planning for a Spring Barndominium Build

If you are planning to build a barndominium this spring, then the winter months are an ideal time for preparation. Taking the time to do your research and make sure you have all of your resources in place before starting construction can be invaluable in ensuring a successful project outcome. Here are some steps to help you get started on planning your barndominium build during the winter months.

BUDGET

Determining what you can afford and what your project is going to cost are two key budgeting numbers you really need to know before going to far. The formula that most bank use to determine what you can afford for a mortgage is (your monthly take home pay X .28) So if you take home $7,000 a month multiplied by .28 = $1,920 that’s the maximum mortgage payment you can afford. This includes PITI (principle, interest, taxes and insurance). You can figure your mortgage payments by using an amort calculator from BankRate.com

Budgeting the cost of your barndominium requires a bit more research that a formula. While building a barndominium can cost less that most conventional style homes you’ll need several things in place before anyone can give you a quote. BuildMax offers barndominium kit prices in steel, conventional wood and post frame methods but a kit is only one factor in the overall price of your budget. Most people that spend extra time planning usually save more money. To determine the cost of your home you will need 3 primary things: plans, materials and a builder.

Note: Because there are so many misconceptions about barndominiums we have taken the word off our house plans. Our plans are titled “Custom Home Plan BM2500”. Keep in mind that Builders, Bankers and Building departments may interpret ‘What is a barndominium‘ differently. Our definition of a barndominium is this; “a barndominium is a style of architecture with an influence of country, farmhouse and modern design that draws inspiration from traditional barns” That doesn’t mean that a barndominium has to look like a barn but the style of architecture is inspired by the elements of a barn like wide open spaces, sliding barn doors, lean-to porches and much more. Most BuildMax house plans don’t even resemble barns, they are beautiful barndominium styles that would be perfect in a neighborhood or rural setting. Don’t let anyone tell you that you can’t build a barndominium in your county, can you imagine someone saying that you can’t build a country style home? I don’t think so. It’s an educational issue not a homebuilding issue.

PLANS

The first step to planning and budgeting is to decide on the size, shape, and style of your house plans. Start by researching floor plans at BuildMax.com. You can also find inspiration from pictures of barndominiums on Pinterest and Google, which may help to give you ideas on design elements to incorporate into your own build. Once you have an idea of what your barndominium could potentially look like, purchasing a set of detailed floor plans is highly recommended. This will give you a clear and accurate picture of the total space available and help you quote out your material package. A builder will also need a full set of plans before they can give you an accurate estimate. If you plan to modify an existing barndominium floor plan or custom design a new house plan, winter is the perfect time to get started as modifications and custom plans usually take about a month or so to complete.

LAND

The next thing to check off your list is land. If you already own land that’s great but even if you own land there are a lot of things to consider. Has the land been ‘perk tested’ for a septic tank or does the property have access to city sewer. What about water? Is it available at the street or do you have to drill a well. If the property is in an HOA (Homeowners Association) it may have more restrictions that a lot in the county. You also need to consider that some HOA’s have month dues that will add to your budget. If you don’t have land yet you can always go to Zillow.com and locate land for sell, you can also filter the recently sold properties so you can determine what land has been selling for in your area. If you do own land keep in mind that you can use the land as your down payment at the bank. If you have owned the land for several years you may be able to use the appreciation of the property as equity also.

BUILDING MATERIALS

Determining what building materials to use is now as simple as a phone call to a BuildMax representative. BuildMax is the first barndominium company to offer their house plans in kits. We offer steel, conventional wood and post frame barndominium kits. This is a huge advatange to the homeowner since it allows you to shop between the different homebuilding methods. For instance, when wood went sky high during the 2020 pandemic, steel was cheaper than wood and building a barndominium in steel was the best option. But as of the time of this article that’s not the case. Today wood homebuilding packages can be as much as 25% less than metal building homes. The advantage to wood framed barndominiums is there are more builders familiar with wood framing than steel framing which makes it easier to find framers to build your barndominium. BuildMax uses 29 Ga metal siding and metal roofing on all their homes but you can also use Hardi-board siding or board and batten. Keep in mind that the home building package is just one line item on your budget and there are a lot of other items that make up the total budget.

Finally, make sure to check with your local building codes and regulations prior to construction. As you are planning for a barndominium build, there may be special requirements that need to be followed in order to ensure that the construction is up-to-code. It is also important to check with your local building codes and regulations prior to construction in order to make sure that the construction is compliant with any applicable laws or ordinances.

BUILDERS

The builder is a major key to your homebuilding project and overall budget. Finding a good builder can be challenging but don’t give up. Do your due diligence asking for references and following up with them to make sure the building you choose has done what they promised and the homeowners were satisfied with their performance. BuildMax may be able to help you find a reputable builder in your area. To save money let the builder know that you have your own homebuilding kit that will come with everything needed to dry-in the house. A dry-in package includes framing, siding, roofing, windows and doors. Most barndominium kits come with a complete construction package that explains how to build the house.

FINANCING

Finding a good construction lender that has a one-time close is a great benefit. A one-time close or CTP (construction to permanent loan) is a loan that funds the build during construction and then when the home is completed the loan rolls into a permanent 30 year mortgage without another closing. Construction lenders use a draw schedule to fund the project. As work progresses the builder will request draw payments. Usually the bank will hire inspectors to visit the site and make sure the work has been completed before funds are released. Getting a pre-approval before going to far in the process may be a good idea. Also remember that the higher your credit score the better rate you will get and better rates mean you can afford a higher mortgage.

By taking the time to winter plan for your barndominium build upfront, you can be sure you’re building the best structure possible. Remember to research zoning laws, consult with experts, and explore floor plans and design elements before beginning your project. Keep in mind that winter isn’t that long and spring will be here before you know it so get started today. Click here to read our article on creating a barndominium story board.

Build a Storyboard for your New Barndominium Build

colorful decorating story board

Storyboards and Barndominiums

A story board is a visual representation of your ideas or plans for a project. It can be used to help you organize and plan out how the project will unfold, from start to finish. Creating a story board for your barndominium build is an important step in the process as it allows you to visualize all aspects of the build before beginning. Designing a homebuilding story board months or even years before the build can be beneficial and ultimately save you a lot of money.

Advantages to designing a storyboard

When creating a story board for your home building project, it’s important to consider all elements of the project. What materials will be used? What are the measurements of each space and how do they need to fit together? What kind of fixtures and finishes should be included? What is the best way to lay out the design, and what steps need to be taken in order to reach the end goal?

How to create a Storyboard

To make a story board for your barndominium build, start by gathering all of your ideas. What kind of look are you going for? Country, Contemporary, Modern? What colors are you envisioning? What style elements do you want to include? Once these questions have been answered, it’s time to begin sketching out the design. Sketch out a rough floor plan of the space or download a plan from the BuildMax website and make notes of any measurements or details that need to be included. Once you have a rough plan in place, it’s time to start visualizing what each room will look like. What kind of furnishings should go in each room? What kind of lighting should be used?

Imagine how you will use the room on a day to day basis. Think about wall colors and floor coverings. It may also be helpful to look at images online or in magazines to help create a vision for the space. When I built my home I designed my own house plans on graph paper and used each block as a one foot measurement, once I was sure the plan was what I wanted I turned the sketch over to my house plan designer to get a full set of blueprints. This really helped me during the process. I printed off images, cut pictures out of magazines and saved snapshots on my phone but the best thing I did was create a binder with different sections for reference. When it was time to talk plumbing fixtures I just flipped to that section and I had everything I needed.

Pinterest is the newest storyboard concept

Pinterest is one of the best ways to create a story board for your home building project. Start a board and title it “My New Home Ideas”. You can even create a board for every room on your floor plan. Using Pinterest as your homebuilding story board is a perfect idea because you can share the board with your home plan designer, interior designer or your builder. This will help everyone working on the project to better understand your vision.

Old school storyboards

You can also go old school and use materials such as a foam board, paper or poster board.

Creating a story board for your barndominium build is a key step in the planning process. It allows you to visualize how all of the elements will fit together and gives you an idea of what the finished project will look like. With a story board, you can be sure that your barndominium build will turn out just as you imagined it.

Contact us today and let’s discuss your storyboard ideas and how we can incorporate your vision into your new barndominium house plans.

WGN Radio interviews BuildMax about barndominiums

Black barndominium with breezeway and 3 car garage

Tony Golladay and Lou Manfredini talk about the popularity of barndominiums and how BuildMax is leading the industry in new designs. Lou asks “What is a Barndominium” and Tony explains that the term barndominium is a style of architecture with an influence of country, farmhouse & modern design that draws inspiration from traditional barn styling”

A barndominium is not a barn per se that is converted into a home but it’s a custom home design that has barn like influence and elements like barn doors, wide open spaces and covered porches.

Lou, a previous builder himself has had a radio show on Chicago’s WGN Radio since 1995.

Why ‘Barndominiums’ are overtaking Tiny homes in popularity

white barndominium shophouse with 3 car RV garage and wraparound porch

Hello Friends,

I wanted to briefly talk to you about how the tiny home market has shot to the moon in terms of popularity, especially within the last couple of years.

As more families took an interest in tiny homes, especially during the covid-19 pandemic when folks had fewer materials to work with but had much more time to spend at home or simply working on their passion projects. As more and more families begin to look at the tiny home as a real option for their future living situation they will inevitably all come to the realization that they are going to have to give up a lot to make a tiny house work as a full-time residence. That statement is complicated further with the addition of pets and children, space is the real deal killer when it comes to tiny home living if you can’t tell. While living in a tiny house may sound ideal on paper, transitioning into a tiny home can be tricky, if not downright difficult. Even transitioning from something comparable in size to an apartment is what I would recommend doing, so the transition isn’t as much of a shock to your senses during the first week in your tiny home. You could easily find yourself  Sitting there wondering if you made a huge mistake.

Custom built Tiny home

Tiny living is fantastic, as long as you’re single, not claustrophobic, don’t have many material possessions, and don’t care about entertaining guests. This may be you to a T, but for the average family, it’s just not gonna work well. This is where the Barndominiums really outshine the tiny homes, they come in custom sizes tailored to your specific needs, or you can go with one of Buildmax’s stock  barndominium plans that are designed with the family in mind. With a barndominium you’re not going to have to give up things like storage space, like you would with a tiny home, quite the opposite actually, you’ll have plenty of storage space as well as having the luxury of never feeling closed in and claustrophobic in your own home. Our barndominiums are designed to have more of an open floor plan with plenty of windows allowing for an abundance of natural light making the space feel bigger than it actually is.

When having family over for dinner or friends over for a cookout it’s generally accepted everyone will have a place to sit, that can’t really be said for a tiny home, there’s often a need to improvise when living with a tiny home. You won’t have worries like those with a barndominium, you will have ample space indoors and out with any of our many Buildmax Barndominium house plans. We strive to provide our customers with the best quality Barndominium plans and professional guidance that have been specifically designed and engineered for families just like yours.

Our house plans have features you’ll never find in a Tiny home, mud rooms are a common feature and especially popular with our customers up north, and Dog washing stations have become popular all across the country, Going back to having options, you have the ability with the help of Buildmax to customize your floorplans adding spacious shops and attached Garages to store all of your toys and vehicles away from the sun and rain. Many of our homes feature kitchen islands and large storage pantries, and more times than not our customers opt for some type of porch or outdoor entertaining space Like grilling areas or outdoor kitchens complete with sinks and outdoor fireplaces. The outdoor kitchen seems to be this year’s most popular addition. I’ve seen them added to numerous plans this last year.

Outdoor Inspiration

Simply having the ability to share your home with family and friends is a huge advantage when considering a future home, if your family is as important to you as it is to us you’ll agree that having that extra space is crucial and the space just simply isn’t there with the tiny homes currently on the market. Those are the real reasons that a majority of families who are initially interested in the tiny home market get drawn into the larger barndominium market the options are endless, you can wrap your barndominium in vinyl siding, metal siding, shake wood siding, anything you want to cover your house in it can be done with a barndominium.

The best part of all is that Buildmax offers building material packages in not only stick framed options, but post frame and steel frame. No other company in the USA offers their Barndominium Kits in Stick, Post & Steel frame options. Having creative control over design aspects of your own build is a major plus for our customers and probably any customer when choosing to go with a barndominium.

Barndominium Builders Near You: How to Find the Right Builder for Your Project

Finding the right barndominium builder can make or break your entire project. Whether you are planning a simple country home, a large barndominium with a shop, a modern farmhouse-inspired design, or a fully custom layout, the builder you choose will play one of the most important roles in the process.

A good builder can help keep your project moving, communicate clearly, coordinate subcontractors, understand local building requirements, and bring your plans to life the right way. A poor builder can create delays, unexpected costs, poor workmanship, unfinished work, and stress that could have been avoided with better research upfront.

If you are searching for “barndominium builders near me,” it is important to slow down and approach the process carefully. Barndominiums have become extremely popular, but not every contractor understands how to build them properly. Some builders specialize in traditional homes. Others focus on pole barns, metal buildings, post-frame structures, or steel-frame kits. The key is finding someone who understands the type of barndominium you want to build and has the experience to manage the project from start to finish.

Why Choosing the Right Barndominium Builder Matters

Building a barndominium is not just about finding someone who can pour a slab, frame walls, and install finishes. A barndominium is still a residential home, which means it needs to meet local building codes, pass inspections, and function like any other custom house.

Your builder should understand the entire construction process, including site preparation, foundations, framing systems, insulation, roofing, windows, doors, mechanical systems, plumbing, electrical, interior finishes, and final inspections. They should also be comfortable working from engineered residential plans and coordinating with local officials when needed.

Many first-time barndominium buyers make the mistake of assuming that any barn builder, metal building company, or general contractor can handle the project. That is not always the case. A barndominium may have the look of a barn-inspired home, but it still requires proper residential construction knowledge.

Start With a Clear Set of Barndominium Plans

Before you hire a builder, you need a clear idea of what you want to build. Having a strong set of barndominium house plans gives builders something specific to review and price. Without plans, most builders can only give rough estimates, and those estimates may not reflect the true cost of your project.

Barndominium plans help define the size of the home, the layout, the roofline, the porch design, the garage or shop space, the foundation requirements, and the overall complexity of the build. The more complete your plans are, the easier it is for a builder to provide a realistic bid.

BuildMax offers a large collection of barndominium floor plans, modern farmhouse plans, and custom design services for homeowners who want to start with a professional design before reaching out to local builders. Stock plans can help you move quickly, while plan modifications or custom plans can help you create a home that fits your land, lifestyle, and budget.

Ask for References Before You Hire a Builder

One of the best ways to evaluate a barndominium builder is by asking for references. A reliable builder should be able to provide examples of past projects, customer feedback, and photos of completed work. In many cases, they may also be able to show you current jobs in progress or finished homes in your area.

Do not be afraid to ask direct questions. You are not being difficult. You are making a major investment, and you need to know who you are hiring.

Ask potential builders questions such as:

  • How many barndominiums or custom homes have you built?
  • Can I see photos of completed projects?
  • Do you have references from recent customers?
  • Are you licensed and insured in this area?
  • Do you handle the full build or only the shell?
  • Do you work with steel-frame kits, post-frame buildings, or conventional wood framing?
  • Who manages subcontractors?
  • How do you handle change orders?
  • What is your typical build timeline?
  • How do you communicate during the project?

A strong builder should be comfortable answering these questions. If they avoid basic questions, refuse to provide references, or pressure you to sign quickly, consider it a warning sign.

Look at the Builder’s Current and Past Work

Photos are helpful, but seeing real work in person is even better when possible. If a builder has completed homes nearby, ask whether there are any projects you can drive by or review from the outside. Some clients may also be willing to share their experience directly.

Pay attention to the details. Does the exterior look straight and clean? Are the rooflines finished well? Do the porches, garages, and shop areas look properly integrated into the home? Are the materials installed neatly? Does the finished home look like a quality residential build?

You do not need to be a construction expert to notice careless workmanship. Poor trim details, uneven siding, sloppy job sites, and rushed finishes can tell you a lot about a builder’s standards.

Use Local Supply Yards as a Resource

One overlooked way to find reliable builders is by speaking with local building supply yards, lumber yards, roofing suppliers, concrete suppliers, and material vendors. These businesses often know which builders are active, consistent, and professional in your area.

The goal is not to pressure employees for private information or demand recommendations. Instead, approach the conversation respectfully. Explain that you are planning to build a barndominium and are looking for reputable local builders who have a good track record.

Suppliers often know which contractors pay their bills, show up consistently, order quality materials, and complete projects. That kind of local reputation can be valuable when you are trying to narrow down your options.

Search Google Carefully for Barndominium Builders Near You

Google can be a helpful starting point when searching for barndominium builders near you. Searches like “barndominium builder near me,” “custom home builder near me,” “barndominium contractor in [your state],” or “metal building home builder near me” can help you create a list of possible companies.

However, do not choose a builder based only on who appears first in the search results. Some companies rank well because they advertise heavily. Others may have strong SEO but limited local experience. Use Google as a research tool, not as the final decision-maker.

Read reviews carefully. Look for repeated patterns instead of focusing on one good or bad comment. If multiple customers mention poor communication, delays, surprise charges, or unfinished work, pay attention. If customers consistently mention quality workmanship, honesty, organization, and clear communication, that is a good sign.

Understand the Difference Between a Shell Builder and a Turnkey Builder

When hiring a barndominium builder, it is important to understand exactly what they are offering. Some builders only construct the shell. Others offer full turnkey construction.

A shell builder may handle the foundation, framing, roof, exterior walls, windows, and doors. After that, you may need to hire separate contractors for plumbing, electrical, HVAC, insulation, drywall, flooring, cabinetry, and finishes.

A turnkey builder manages the full project from start to finish. This may include permitting, site work, foundation, framing, mechanical systems, interior finishes, and final inspection. Turnkey construction usually costs more, but it can be easier for homeowners who do not want to manage multiple trades on their own.

Neither option is automatically better. It depends on your budget, experience, timeline, and comfort level. The important thing is knowing what is included before you sign a contract.

Barndominium Kits Can Make the Building Process Easier

One reason barndominium kits have become so popular is that they can simplify part of the construction process. A kit can provide a more organized material package for the shell of the home, helping reduce confusion and delays during framing.

Depending on the type of kit, the package may include framing materials, roof materials, exterior components, windows, doors, and other shell-related items. The exact contents depend on the provider, design, engineering requirements, location, and building system.

BuildMax works with barndominium plans that can be paired with different construction methods, including steel-frame kits, post-frame construction, and conventional wood framing. For many homeowners, this flexibility is a major advantage because it allows them to choose the building method that makes the most sense for their land, budget, climate, and local builder availability.

Steel Frame Barndominium Kits Are a Strong Option

Steel-frame barndominium kits are becoming a popular choice for homeowners who want strength, durability, and a more precise framing package. Steel framing can offer several advantages, especially for larger barndominiums, open layouts, garages, shops, and homes with wide spans.

A steel-frame kit can be delivered directly to the job site and assembled by an experienced crew. This can help speed up the shell portion of the project compared to traditional framing methods, especially when materials are organized and ready for installation.

Steel also offers long-term benefits. It does not warp, twist, or shrink the way wood can. It is resistant to termites and can be a smart choice in areas where durability and structural consistency matter. For homeowners looking at the long-term value of their barndominium, steel framing is worth considering.

Make Sure the Builder Understands Your Framing System

Not every builder is experienced with every type of barndominium framing system. Some are comfortable with wood framing. Others specialize in post-frame buildings. Some understand cold-formed steel or red iron steel systems. Before hiring a builder, make sure they are comfortable with the construction method you plan to use.

If you are using a steel-frame kit, ask whether the builder has worked with that type of system before. If they have not, ask whether they are willing to coordinate with the kit provider, review the plans carefully, and follow the installation requirements. The right builder does not need to know everything on day one, but they do need to be organized, open to communication, and willing to follow the proper process.

Do Not Choose a Builder Based on Price Alone

Everyone wants to save money when building a home, but the cheapest bid is not always the best bid. In fact, a bid that is far lower than the others can be a red flag.

A low bid may mean the builder missed important details, underestimated labor, excluded major items, used lower-quality materials, or plans to add costs later through change orders. That does not mean every affordable builder is bad. It simply means you need to compare bids carefully.

When reviewing builder estimates, look at what is included and what is excluded. A detailed bid should clearly explain the scope of work, materials, allowances, labor, timeline, payment schedule, and responsibilities. If one builder’s price is much lower, ask why.

Watch for Red Flags When Hiring a Barndominium Builder

There are many good builders out there, but there are also contractors who overpromise, underdeliver, or take on projects they are not prepared to manage. Protect yourself by watching for warning signs early.

Common red flags include:

  • No license or insurance
  • No written contract
  • No recent references
  • Poor communication before the project begins
  • Pressure to pay a large amount upfront
  • Unclear pricing
  • Vague project timelines
  • No experience with residential construction
  • Bad reviews with repeated complaints
  • Refusal to explain what is included in the bid

If something feels off, slow down. It is better to take more time finding the right builder than to rush into a contract with the wrong one.

Get Everything in Writing

A handshake agreement is not enough when building a barndominium. You need a written contract that clearly explains the project scope, price, schedule, payment structure, responsibilities, allowances, warranty information, and change order process.

Make sure you understand what the builder is responsible for and what you are responsible for. For example, who handles permits? Who schedules inspections? Who orders materials? Who manages subcontractors? Who is responsible for site preparation, utilities, septic, well, driveway, and final grading?

The more detailed the agreement is upfront, the fewer misunderstandings you are likely to face during the build.

Ask About Timeline and Builder Availability

Builder availability can vary greatly depending on your location. In some areas, good builders may be booked months in advance. In rural areas, there may be fewer builders available, which can make scheduling more difficult.

Before choosing a builder, ask about their current workload and realistic start date. A builder who promises to start immediately may sound appealing, but you still need to verify that they have the crew, subcontractors, and organization to follow through.

A typical barndominium build can take several months depending on size, complexity, permitting, weather, material availability, and finish level. A simple shell may go up quickly, but the full residential buildout still requires careful scheduling.

Should You Act as Your Own General Contractor?

Some homeowners consider managing the project themselves to save money. This can work if you have construction experience, reliable subcontractors, available time, and strong organizational skills. However, acting as your own general contractor is not as simple as making a few phone calls.

You may need to coordinate site work, concrete, framing, roofing, windows, doors, plumbing, electrical, HVAC, insulation, drywall, flooring, cabinetry, inspections, and final punch list items. Delays in one trade can affect the entire project.

If you are busy, inexperienced, or uncomfortable managing multiple contractors, hiring a qualified general contractor may be worth the added cost. A good builder can help keep the project organized and reduce costly mistakes.

Preparing Your Barndominium for Severe Flooding Risks

Flooding is one of the most destructive natural events a homeowner can face, and it’s becoming a growing concern in many parts of the country due to changing weather patterns, heavy rainfall events, and regional drainage issues.

For barndominium owners and future builders, one important question is:

“How can you prepare a barndominium for intense flooding?”

The answer starts long before construction begins. Proper site selection, engineering, drainage planning, and long-term maintenance all play a major role in how a structure performs during severe weather events.

Start With the Property Itself

The most important flood-related decision often has nothing to do with the structure—it’s the land.

Before building, homeowners should evaluate:

  • FEMA flood zone maps

  • drainage patterns

  • nearby creeks, rivers, or retention areas

  • soil conditions

  • property elevation

Building in a flood-prone area may require:

  • elevated foundations

  • additional engineering

  • specialized insurance

  • and stricter permitting requirements.

Choosing the right site can significantly reduce long-term risk.

Foundation Design Matters

A properly designed foundation is one of the most important flood-prevention strategies.

Depending on the property and local code requirements, homeowners may consider:

  • elevated slab foundations

  • pier-and-beam systems

  • raised finished floor elevations

  • reinforced drainage grading

Foundation recommendations should always be determined by:

  • licensed engineers

  • local code officials

  • soil reports

  • and floodplain requirements.

Drainage Planning Is Critical

Many flooding problems are caused not only by rising water—but by poor drainage around the structure.

Effective site drainage may include:

  • proper grading away from the home

  • swales and drainage channels

  • culverts and retention areas

  • gutters and downspout extensions

  • erosion control systems

Without proper water management, even homes outside official flood zones can experience water intrusion.

Protecting the Building Envelope

The exterior systems of the home play a major role in flood resilience.

Important considerations include:

  • properly installed roofing systems

  • sealed exterior penetrations

  • weather-resistant siding materials

  • flashing around doors and windows

Water intrusion often begins at weak points in the building envelope, making quality installation extremely important.

Elevating Critical Systems

In flood-prone areas, homeowners may consider elevating or protecting important systems such as:

  • HVAC equipment

  • electrical panels

  • water heaters

  • backup power systems

Placing critical systems above expected flood levels may help reduce damage during severe events.

Steel vs. Wood Considerations in Flood Conditions

Both steel-framed and wood-framed structures can be affected by flooding.

Steel Systems

Steel framing may offer:

  • dimensional consistency

  • resistance to termites

  • reduced risk of rot compared to untreated wood

However:

  • prolonged moisture exposure can still lead to corrosion concerns if systems are not properly protected or maintained

  • insulation and interior materials may still sustain water damage

Wood Systems

Wood-framed structures can also perform well when:

  • properly treated

  • protected from moisture intrusion

  • and dried quickly after water exposure

The key issue is not simply the framing material—it’s the overall flood-preparedness strategy and construction quality.

Insurance and Flood Zone Awareness

Standard homeowner insurance policies often do not automatically include flood coverage.

Homeowners in higher-risk areas may need:

  • separate flood insurance policies

  • elevation certificates

  • additional inspections or documentation

Flood insurance requirements vary based on:

  • location

  • lender requirements

  • and FEMA flood zone classifications.

Emergency Planning for Homeowners

Flood preparedness should also include a homeowner emergency plan.

Important steps may include:

  • monitoring severe weather alerts

  • maintaining emergency supplies

  • planning evacuation routes

  • protecting important documents

Preparation can help reduce stress and improve response time during emergencies.

Important: Builder and Construction Responsibility

It’s important to understand that BuildMax is not a builder, engineer, flood consultant, or general contractor.

BuildMax provides:

  • floor plans

  • design services

  • and material packages

BuildMax does not:

  • supervise construction

  • guarantee flood resistance

  • manage permitting

  • or control contractor workmanship

For best results, homeowners should:

  • work with licensed engineers and local officials

  • hire a vetted general contractor experienced with local floodplain requirements

  • and ensure all construction complies with applicable codes and site-specific regulations

For steel-framed projects, homeowners may also consider requesting a quote from a third-party manufacturer’s steel installation crew, if available.

All contractors and installers are independent third parties, and homeowners are responsible for selecting and managing the project team.

Final Thoughts

Preparing a barndominium for intense flooding involves much more than choosing building materials.

The most important factors include:

  • smart site selection

  • proper elevation and drainage planning

  • quality engineering

  • experienced contractors

  • and long-term maintenance

No structure can be guaranteed “flood-proof,” but thoughtful planning and proper construction methods can help improve resilience and reduce potential damage during severe weather events.

The earlier flood planning begins in the process, the better prepared the project will be for long-term performance.

Popular Types of Barndominium Decks for Outdoor Living

Outdoor living spaces have become one of the most requested features in modern barndominium design. A well-planned deck can extend usable living space, improve functionality, and create a stronger connection between indoor and outdoor areas.

But choosing the right type of deck depends on:

  • your property layout

  • climate

  • lifestyle

  • budget

  • and long-term maintenance expectations

The best deck design is not simply the largest or most expensive option—it’s the one that fits how you actually plan to use the space.

Why Decks Are Popular in Barndominiums

Barndominiums are often built on:

  • rural acreage

  • larger lots

  • scenic properties

  • or semi-rural land

Because of this, homeowners frequently want outdoor spaces for:

  • entertaining

  • relaxing

  • cooking

  • enjoying views

  • or connecting to pools, shops, and garages

Decks can also help create a smoother transition between:

  • indoor living areas

  • patios

  • and surrounding outdoor space.

Covered Decks

Covered decks remain one of the most popular choices for barndominiums.

These designs may include:

  • roof extensions

  • timber accents

  • ceiling fans or lighting

  • outdoor kitchens or seating areas

Benefits often include:

  • shade from sun exposure

  • protection from rain

  • extended seasonal usability

Covered decks are especially common in areas with:

  • hot summers

  • frequent rainfall

  • or strong sun exposure.

Wraparound Decks

Wraparound decks are popular on:

  • farmhouse-style barndominiums

  • rural homes

  • and larger floor plans

These decks extend around multiple sides of the home and can provide:

  • multiple access points

  • panoramic outdoor views

  • expanded entertaining space

However, larger wraparound designs may also increase:

  • material costs

  • maintenance requirements

  • and structural complexity.

Elevated Decks

Properties with:

  • sloped terrain

  • walkout basements

  • or elevated foundations

may benefit from elevated deck systems.

These designs can:

  • improve outdoor visibility

  • create covered patio space below

  • maximize uneven lots

Proper structural engineering and drainage planning are especially important for elevated deck installations.

Multi-Level Decks

Multi-level decks are often used for larger custom homes or properties with varying elevations.

These layouts may separate spaces for:

  • dining

  • lounging

  • hot tubs

  • grilling areas

  • or pool access

While visually appealing, multi-level systems may require:

  • additional framing

  • stair systems

  • railings

  • and more complex structural coordination.

Poolside and Entertainment Decks

Some homeowners design decks specifically around outdoor entertainment areas.

Popular features may include:

  • pool access

  • fire pits

  • outdoor bars

  • covered seating

  • integrated lighting and sound systems

These spaces are often designed to function as extensions of the home’s primary living area.

Wood vs. Composite Decking Materials

Material selection plays a major role in:

  • appearance

  • durability

  • maintenance requirements

  • and long-term cost.

Traditional Wood Decking

Wood decks can offer:

  • natural appearance

  • lower upfront material cost in some regions

However, they may require:

  • staining or sealing

  • ongoing maintenance

  • more weather-related upkeep over time.

Composite Decking

Composite materials are increasingly popular because they may offer:

  • lower maintenance requirements

  • resistance to rot or insect damage

  • consistent appearance over time

However, upfront material costs may be higher depending on the product selected.

Planning for Weather and Drainage

Outdoor structures must be designed for local environmental conditions.

Important considerations include:

  • snow load requirements

  • moisture exposure

  • drainage and runoff

  • UV exposure

  • wind resistance

Poor drainage planning can lead to:

  • premature wear

  • structural issues

  • or water intrusion near the home.

Functional Design Matters Most

The most successful deck designs focus on usability—not just appearance.

Before building, homeowners should consider:

  • how often the deck will be used

  • how many people typically gather there

  • furniture layout

  • traffic flow between indoor and outdoor areas

  • sun and shade patterns throughout the day

A smaller, well-designed deck can often feel more functional than a larger underutilized space.

Important: Builder and Construction Responsibility

It’s important to understand that BuildMax is not a builder, deck contractor, engineer, or general contractor.

BuildMax provides:

  • floor plans

  • design services

  • and material packages

BuildMax does not:

  • supervise deck construction

  • manage contractors

  • guarantee structural performance

  • or control workmanship or installation quality

For best results, homeowners should:

  • work with licensed contractors and engineers where required

  • ensure compliance with local building codes

  • and carefully evaluate all subcontractors involved in the project

For steel-framed projects, homeowners may also consider requesting a quote from a third-party manufacturer’s steel installation crew, if available.

All contractors and installers are independent third parties, and homeowners are responsible for selecting and managing the construction process.

Final Thoughts

Decks can significantly improve the comfort, functionality, and enjoyment of a barndominium when thoughtfully designed.

Whether you prefer:

  • a simple covered porch

  • a wraparound farmhouse deck

  • or a multi-level outdoor entertainment space

the key is balancing:

  • functionality

  • budget

  • maintenance expectations

  • and long-term usability.

A well-designed deck should complement both the home and the lifestyle of the people using it every day.

As rates within the housing market steadily increase this summer the interest in barndominium house flans has literally skyrocketed. When it becomes more economical and practical to build a home than to find one at an affordable price that’s when you see a huge influx of families searching for places to law down roots. The southern united states in particular have really seen population growth in rural communities since the onset of the pandemic. It’s been a constant migration of families out of major cities and into more rural and surrounding communities. Many families realized early on that they could no longer afford their current accommodations in the city due to covid 19 but also in the city, you are elbow to elbow with strangers anytime you leave your home. Families are searching more a simple lifestyle than what you get in major cities. We need our major cities and many people love the atmosphere but for the ones who don’t, there are options out there for you as well. Lately with the popularity of barndominiums in the south a news station in Florida did a segment on the popularity of barndominiums in the local area of Tampa. “Fox13 reporting on the popularity of Barndominiums in Florida”

All house plans on buildmax.com were designed to accommodate the local codes and requirements at the time & location the original house was designed, these may not fall directly in line with your local regulations, and it is your responsibility to follow up with your local building department to ensure compliance is accomplished. All stock, custom or modified plan purchases are final, and we cannot refund or exchange any plan after date of purchase. Sometimes building codes are updated by the county and in that case, we will have to modify those plans to meet the specifications. Generally speaking, these houses usually go up very quickly, the house plans are all engineered which means they have been looked over by certified designers and or architectural engineers that approve the work and the plans

In addition to the house plans you order; many jurisdictions require a site plan to be drawn up that indicates where on the property the structure will be placed. For an additional fee, BuildMax may be able to assist in the design of the site plan if you provide us with the plot plan or deed descriptions. Some areas of the country require specific beam sizes for roof loads depending upon snowfall in the region. If your lot is not tied to a sanitary sewer system you may also need a septic design to be drawn by a licensed professional. Many areas now have area-specific energy codes that also must be followed to certain specifications. There are several free energy code calculators online that your local building department may accept. Your builder may also be able to help with this.

There’s not really a one size fits all house plan anywhere out there and here are the reasons why. In some regions, there are additional steps you will need to take to insure your house plans follow local codes. Some areas of North America have extremely strict structural engineering requirements. Examples of this would be things like areas of California and the Pacific Coast that are on active fault lines and more prone to natural disasters, and areas at risk for tropical storms and hurricanes such as the East coast, the Gulf coast & the Carolinas. Tornado Alley in the Midwest will most certainly have interesting structural engineering requirements set in place. Also, New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, count on having to hire a state-licensed structural engineer to look over and approve the designs and potentially provide additional drawings and recalculations required by your building department. Pretty much every region of the United States has some type of specific requirement due to natural elements, you may need to leave room in your budget for the purchase of CAD drawings so an engineer or architect can make the appropriate changes needed. Building departments typically have a print-out they will provide you listing all the items they require to obtain a building permit.

Something else to be aware of with stock plans, they do not have a professional stamp attached. If your building department requires one, this means they will only accept a stamp from a professional that is licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for a full review and a stamp showing the plans have been approved by a state-licensed architect or engineer. In addition to this, plans which are used to construct homes in the state of Nevada are required to be drawn by a licensed Nevada architect. If you are not fully aware of all the Local regulations just go down and check with your local building department, they will be able to provide you with every code requirement and specification you need for your plans to be 100% compliant with the local regulations in your area.

As you can see by now there isn’t a house plan on the market today that you won’t have to do some kind of adjusting or modifications to along the way, nothing ever goes exactly to plan when building a home, even a 960sqft tiny home. That’s OK because Buildmax is here and we will assist you with anything regarding your floor plan before, during, and even after your build. Maybe you want to add a garage after the fact, after your home has been built. Get back in touch with buildmax and we can get you fixxed up with a metal garage building to match your home just perfectly, we can even send a crew to construct the garage in just a matter of days.
