Donโ€™t laugh too hard at the title, you may find yourself in a similar situation someday where youโ€™d be thankful to have such wonderful accommodations. If you find your options limited and a mother-in-law suite seems like a potential solution to all your problems, just take a few minutes to explore some additional options that are along the same lines. Enough of the talk, let’s take a look at some alternatives to adding a mother-in-law Suite modification to your house plans.

Guesthouses are an old concept and have fallen out of favor with builders since the 80โ€™s probably on account of the size of homes today being built large enough that a guest house was just old news and there was little need for a guest house anymore. However with the recent uptick in barndominiums, cottages, and steel frame homes going up across America and the trend in houses being smaller in stature than previous generations of homes coupled with the ease of customizing or modifying your house plans being as easy as a phone call conversation with the house plan company, the movement has really brought the Guesthouse back from the Ashes in a fabulous kind of fashion. Guest house

Park model homes are amazing little mobile homes that are brand new and have everything included that a standard home would have and they come in any color and configuration you can imagine, some of the luxury park models are absolutely stunning and will leave your jaw dropped. They honestly look like miniature custom homes and what better option for a mother-in-law than something like a park model, The only issue would be once she moves in sheโ€™s there to stay because I personally wouldnโ€™t move out of something that nice. Many park models come equipped with wrap-around porches and decks on top of the roof to serve as a sun deck. Where you place the park model can make or break it, along a lakeshore or next to a pond would be ideal to complement the tiny size. If a park model piques your interest I would encourage you to go do a walkthrough you may fall in love with one of these little homes.

Tiny homes are another option. Being a broader term gives you a little bit more wiggle room to determine what’s a tiny home and what isn’t, I typically say anything under 600sqft is pretty small of a house and considered a tiny home in most books. There are pull-behind camper-style tiny homes that have become popular in the last few years, and also Texas-style tiny homes that are built on a foundation of your choosing. There are many styles to pick from and for a single person, itโ€™s more than enough to call home.ย

The first few things we’re going to go over may seem kind of trivial to some readers but remember, there are some people out there who have access to the same technologies as you do but not the same knowledge. So, bear with me in the beginning as we start to gradually build some momentum; these are all great ideas and worthy of mentioning.ย

Facebook Marketplace and Craigslist are everyoneโ€™s obvious first stop when searching for anything used. Itโ€™s an excellent resource for free or cheap items in your area and itโ€™s no secret, social buying/selling platforms are just as popular these days as the social media platforms that support them. In some rare cases, someone will have taken down a barn and will just need the wood hauled off. Itโ€™s always important to keep an eye on current posts in your area as they are first come first served in most instances. In other situations, maybe someone has leftover materials from a project they just completed and needs it all out of the way fast. These types of situations happen every day in and around your area and really do benefit both parties and happen relatively often on these types of social buying platforms. Items can be added and sold at a moment’s notice, making it an incredibly competitive atmosphere, but if you don’t mind competing with other people to get the best deal Facebook and Craigslist would definitely be my first stop when searching for any type of free or cheap building material in my area. Hintโ€ I typically like to browse the farm & garden category,ย  General sales and I also urge you to take full advantage of the item notification alert, you can tell craigslist or marketplace either one what specific types of items your looking for and when a post is created that meet that criteria youโ€™ll be alerted, this helps to be one of the first to see a post and giving you a better opportunity to buy before the masses start flooding in.ย

ย ย eBay and online auction sites can be a fantastic way to get cheap materials if you have the necessary skills to actually get the deals you want. Having deep knowledge of the items you are purchasing can be crucial to getting the best deals on online auctions, knowing what the item is worth and what your cut-off is, and sticking to a strict bidding code is key if you want to save money and make smart choices. Many times when bidding if you come to lose a bidding war you can still have the opportunity to purchase from the winning bidder after the auction has ended, not always but this can happen and it really wonโ€™t hurt to send a message to the winning bidder just to feel them out and gauge their interest, you wouldnโ€™t believe how many auctions I’ve lost throughout the years and still ended up walking away with some if not all of the product I was bidding on originally. Be a go-getter and make things happen for yourself.ย ย

ย Material resale and reuse centers are popular in my area, they are sort of like the goodwill of hardware stores. I’ve got deals on everything from bathroom sinks to wood flooring at these types of stores. Many times, these stores take on warehouse overstock items, but they will also take in items that have been returned to the store due to blemishes or any other reason you can dream up so keep your eyes peeled and be aware while shopping in these stores just simply look over the item prior to purchase and youโ€™ll be just fine. Some of these stores run specials on certain days as well. I remodeled my entire bathroom floor to ceiling and everything in between with materials that I was able to purchase at a very cool discounted price at my local resale store.ย ย 

Construction sites and online demolition listings are a couple more obscure ways to get cheap or free materials, if you know the boss of a construction job the larger the job the better in most cases, but there’s typically an enormous amount of waste associated with construction sites, and you can probably get a lot of free materials from the foreman or boss with nothing more than a polite conversation. If you’re lucky enough to come across a listing looking for demolition services you can usually get all the material you want when it comes to hauling off demolition debris, this can be bricks, wood, metal, aluminum, you name it and if it goes into a build, you can likely find it on a construction site or demolition site.ย 

Estate sales are goldmines and depending on the time of year and your location, the competition may even be in your favor. Not as many people actually take the time and extra effort to go out to estate sales but when you make that extra effort you can be blessed with some absolutely amazing, one-of-a-kind deals, you seriously cannot find anywhere else. Accent columns, trim molding, porch swings, outbuildings, wood picket fences, mailboxes, plywood, many things can be bought on the spot at estate sales at the lowest possible prices because everything must go if it does not sell itโ€™s being thrown away. I always stick around after the show because you can potentially make offers on items that did not sell the first time around and if you are lucky, you may get some freebies just for hauling things away after the sale. A lot of these deals are just a matter of positioning yourself in the right situation to take advantage of and seize opportunities when they are presented.ย ย 

Yard sales and garage sales are popular in the fall and spring mostly but can be immensely helpful when looking for cheap materials. Not the most reliable source of materials to purchase for your new construction but you can luck out on occasion and find some especially useful materials, nails, tools, sawhorses, drills, wood, shingles, and the best part of all is most of these are plentiful at yard sales at little to no cost to you. Plus, it is just loads of fun to get your best friend and pile into the car and hop from yard sale to yard sale searching for the best deals around on building materials.

ย Social media posts can benefit you tremendously if constructed properly and depending on the number of people that you personally have access to, to get started simply create a post stating that you are interested in any spare building materials that have been leftover from previous jobs or any donations would be gladly accepted as well. Social media post nowadays has the potential to reach a larger number of people in the shortest amount of time compared to similar options, with social media you can create a post and sit back to see if you get any bites, trading and bartering items for the materials that you need to build your barndominium can kind of go hand in hand with social media. People are generally extremely helpful and generous and if someone you know has something that could help you out and they donโ€™t need the materials more than likely you can get it cheap or free.ย ย

Transitional Traditions

I have a question for all my sweet peeps out there. Do you like having the traditional Thanksgiving, Christmas, and Easter every year? Iโ€™m becoming a “break all the traditions” kind of gal these days.ย ย 

This morning as I was getting ready for work, I looked out my bedroom window, and the wind was blowing the colorful fall leaves back and forth on the trees and most were hanging on for dear life, not wanting to let go. Which then made me realize I am like one of those leaves, holding on to things some good some bad not really wanting to let go. You see tradition is a big thing in most families, and that is fine, but why do we do it? Because our parents did it, so we did it and now our kids do it and on and down through the generations. So, with that said, I quickly realized my favorite holidays are approaching very soon. And like other families, we have had a lot of losses these past few years. Holidays will never be the same for many families around the globe. It got me thinking about transitional traditions. It is not that hard, to slowly transition from traditional Turkey for Thanksgiving to something else like Pumpkin Lasagna for example. Yes! I did make thatโ€ฆ yes it was more different than anything else I had ever made before. But we all still remember it. We are not forgetting the memories in these traditions. We are just making the memories better. If you allow yourself to change things up a bit it can get interesting, and if nothing else it can give your family something different to talk about at dinner.ย ย 

Out With the old and in with the newย 

Losing some old traditions but adding in a few new ones can be fun, you can put your own spin on it. This year instead of using the same ornament on your Christmas tree, use something more personal, something that reflects a place you have been that was fun and exciting. Or something you like to do, there are so many options.

ย In years past I lived in a beautiful Queen Ann Victorian house on the Ohio river, for about 15 years and we had a lot of things we collected over those years. It was so hard leaving my beautiful house, and I have found that all the things I fell in love with, in my other homes, I was able to incorporate into my current home, when we sat down to design our farmhouse floor plan, I had the ability to add all those ideas and details to make my current home the best one yet. That made the transitional part way easier than I thought it would. That is when I realized that I could switch out some traditions as well.

If you are loving the farmhouse style, but do not have the cash for a total makeover, well… this is the case with most of us especially during this pandemic when inflation is out of the roof. You have heard the phrase (penny pinching) growing up as a child, and never really understood the phrase until you moved out on your own. That is when you truly grasp the concept of the meaning. We all like a change of scenery from time to time, and our homes are our sanctuaries. Adding modern farmhouse touches can be easy and inexpensive. This is an eye catcher for guests as they walk up to your front door. You can change the flowers and look out easily for different seasons just by changing out the flowers and ribbon. Easy and inexpensive. Now for some living room inspiration. Imagine yourself as a first-time guest entering your home. Colorful pillows and a throw on your sofa or chair for contrast and texture. Black, cream, and grey are more of the modern farmhouse colors but put your own spin on the colors try mixing farmhouse black and white buffalo check pillows with a solid red pillow. A wicker serving tray or wooden tray with a plant and colorful candles. Start here for instant gratification and work your way up until you achieve the look you desire. Then move on to your next room. Donโ€™t be afraid to try new projects. Even if you live in a brick home. You can deliver the same look by painting your brick white and adding wooden porch beams. Inspiration is as close as your computer, tablet, or phone.ย

Most Common Misconceptions About Barndominiums!

I have read so many articles online lately titled โ€œWhat is a Barndominiumโ€ most do a fantastic job going over what a Barndominium is, unfortunately people are still confused and sometime more confused after reading a few articles that do not jive with each other. I would like to clear the air on a few things right out of the gate. First defining a Barndominium, Barndominium is a made-up term to describe a custom-built home that has styling cues taken from pole barn construction builds, or for you northerner’s post beam construction. Many people since hearing the term believe that a barndominium is a metal building that resembles a barn. This is only half true, a Barndominium can absolutely be a metal building that looks like a barn; however, it does not have to be a metal building and that is where a lot of confusion is held unfortunately. Many of our clients here at Buildmax build barndominiums out of wood the same way you would build any other home. Other clients do choose to build with metal, either a full steel building from the roof down or even a partial steel building where itโ€™s framed with wood and wrapped in metal as the exterior siding. The point is that a barndominium can be built in many ways with many diverse types of materials itโ€™s not a cookie cutter home itโ€™s a custom-built home with the materials and house plan of your choosing whether itโ€™s a stock house plan or one you designed on a cocktail napkin Buildmax will turn them into custom professionally drafted house plans for your custom barndominium.ย ย 

ย Another misconception that I find hard to wrap my head around is that many people we speak with think that because they are building a barndominium they have Limited options when it comes to materials, builders, styling, and financing, this is not true. You are building a custom designed home so honestly your imagination can run wild when you are designing the layout, style, etc. you have much more freedom when you are in control of the design process so I cannot really understand why people believe they are limited to certain materials just because they are building a barndominium.ย ย 

ย Banks can be a little tricky to deal with since the housing market crashed, everyone knows itโ€™s more difficult to get a loan today than it was before the fall of 2008, Donโ€™t be discouraged, banks are still in the business of lending out money and basically every loan officer you talk to is on your side and want you to get a loan so they can make a commission, so knowing that you can confidently provide the bank with everything that they like to see to increase your chances of walking away with the loan package of your dreams. Most banks nowadays like to see a well-planned out build with everything on paper with all your bases covered, a nice cost to build spreadsheet or breakdown, a budget that you have drafted up, itโ€™s important to allow the bank to experience your organizational skills in your proposal or plan, good credit will obviously be a huge help to you in this situation by getting a better rate based solely on your credit score. Something else a bank will want to see is an extended period with a stable account balance no overdrafts preferably, stable savings is a big plus that sort of thing. The banks’ goal in this is only to keep their risk to a minimum by ensuring that you can pay back the loan in full or at the bare minimum you have a very stable and responsible record of accomplishment.ย ย 

ย I have heard people say that steel Barndominiums are not very energy efficient on account of the metal not being a good insulator of heat. Metal overall is a terrible insulator of heat compared to anything really, a mud brick hut is going to keep you warmer than a cold steel box thatโ€™s only common sense, right? I will tell you what else is common sense and that is the fact that nobody builds a home today without top-quality insulation to serve as a barrier between the exterior wall and the framed-up interior walls. Without this insulation, yes! You will be sitting in a metal box, and it will not be enjoyable in the winter or the summer at that rate. However, with insulation, it just makes for an extremely comfortable and energy-efficient metal barndominium.ย 

ย 

ย Some People are under the impression that living a simpler lifestyle means giving up everything that you hold dear or have grown to love. This is also false, People advocating for a more Minimalistic and energy efficient homes are just pushing for the populous to embrace renewable energy to maintain a more conservative approach to energy use and even material items, this idea has grown in the last 5-10 years and shows no signs of slowing. People are seeing value in living a simpler lifestyle opposed to a fast-paced busy lifestyle in the city, or a nice size home in the suburbs, either way you will contend with crazy electric bills, privacy issues, unnecessary maintenance fees, and many more reasons to switch your lifestyle to something a little more simplistic, quiet, reasonable, and my favorite. Customized. Living minimalist does not mean you are living like you are homeless eating beans from a can 3 days a week or that you are financially destitute. Quite the opposite, you are saving money by using renewable energy allowing you to use that $ of other things. It is simply another way to proactively help the environment by not purchasing unnecessary items. I have overheard more than one person this holiday season discussing a resolution to not use plastic bags this year. This choice is a great start to living free of clutter and doing your part for the environment and with so much waste in the world itโ€™s going to take us all working as one to make a change.

8 things you’ll be glad you did before building!

 They say hindsight is 20/20 and looking back it seems so crystal clearโ€ฆ. I compiled a list of some things that Iโ€™m glad I did before breaking ground on my Barndominium build, things that in retrospect were right on point! There is something on this list that could save you some time and money!  

Sit down and develop a budget, really break down your finances and see what you can honestly afford before anything else. This should be the first real conversation. A loan officer at your bank would be a great person to assist in creating a budget and even with the loan if you need help with financing any institution where you keep your money will be happy to help you with a budget if you ask them, just tell them you are wanting to build a home and want to develop a budget to see what you can afford. 

   

Save more money, when we thought we had enough money saved up to break ground we were right, but we cut things closer than I care to admit, in retrospect It wouldnโ€™t have hurt us to save up for another 6 months and not have the stress and worry the whole first part of the build wondering if you saved enough money to finish things? Wondering if your cost to build estimates is accurate. If I could go back, I would have saved more money before breaking ground. 

Build a rock-solid cost to build breakdown or find a spreadsheet online that you can plug all your financial data into. I cannot stress how important this is to saving you money on your build, call as many builders, drywallers, roofers, and flooring specialists as it takes to get a good idea of what each will charge you based on your house plans in that specific area If you get 3-4 good solid quotes you can begin to get a more honest picture of what it is going to cost you to frame up your barndominium. This way you know who the best price is and has the best quality around because you have already got quotes from everyone else, this type of planning takes much longer than just calling up and taking the first guy at his word, and is he giving you the best deal in town and can he get started right away. This is something different than just taking the first quote someone gives you. This is a strategy and the name of the game is equity and savings.  

 

I love to set goals for myself, it turns into a game to see if I can meet my goals on a specific timeline that works well in terms of building a home. Having a rough timeline for those goals helps to keep focused and on track, those milestones can really give you the motivation that you need to continue working those long nights. Setting goals for me was invaluable, especially in terms of keeping a timeline as it served as a schedule of sorts to see what was coming next. Also, you can start to prepare for that ahead of time as well as just follow the build progress.  

My mother always told me to โ€œBe Patience and not to get in a rushโ€ this is solid advice as it served me well later in life. When I get excited and rush, I always miss something or leave something out but when I take my time and I’m diligent, things get done correctly and usually much easier on my end when building a home, itโ€™s important to be diligent and patience because not everything always goes to plan and not to panic when things start to crumble.  

 Try out friends and families’ homes or go Airbnb one weekend or 2 weekends as R&D to see what you like or dislike, must have or would never use, and honestly to just get new fresh ideas and influences you can use in your build. This really helps you get into the designing mode, most people donโ€™t think about how they would like the layout of their home if given the chance to change it, it’s thing like this that take a little contemplation I recommend staying at a handful of places that look interesting to you, something along the same lines of what you are planning to build, so you can really start to get a feel for the style and design elements you want to bring over and incorporate into your barndo when you go to design your plans.  Even when picking out stock plans you still want to find the plans that fit your needs the best. 

 

Being committed and following through on decisions was a tough thing to learn for me, I always have too many irons in the fire as they like to say. I have multiple things going on, so it was always hard to focus on one thing at a time, but I found that if you want to do it right that really is the best way to go about it. One thing at a time until itโ€™s done then on to the next project. 

 

Modify your house plans, yes you can do that! Who knew! If you have a set of plans you have bought you can modify those plans to accommodate a mother-in-law suite, a gym, garage, game-room, man-cave anything you can imagine as an addition you can modify your plans to accommodate it. How much wind can a barndominium take?

With the tornado season right around the corner for most of the US, here in the southeast where I have lived my whole life, many people get on edge this time of year and it brings on a lot of anxiety for many people. Some people chose to build in rural communities where you must be more self-reliant. In response, many have gravitated towards using engineering to reinforce their steel frame barndominiums, when you consider that a tornado can have winds of up to 300mph in the most extreme cases but even at a standard F2 which is a significant tornado wind speeds range from 113-150mph according to the national weather service the damage you can expect with an F2 category tornado includes โ€œConsiderable damage. Roofs tore off frame houses; mobile homes demolished; boxcars pushed over; large trees snapped or uprooted; light object missiles generatedโ€ After reading that I can understand why some people would get anxious. So that got me thinking, can my barndominium withstand an F2 tornado? Do I need to reinforce my barndominium?ย ย 

ย Everyone thinks steel reigns supreme in defending against the wind, after a little research I have concluded a steel frame building can withstand between 160-170mph, respectively. I personally believe it will take much stronger gusts of wind than that somewhere closer to 200 potentially? however, no steel building company will put their name on a quote like that. Insulated concrete forms or ICF for short is a method of building that incorporates insulated concrete blocks in the construction, what is interesting is that an ICF barndominium can withstand 200mph winds from an F2 tornado. ICF was popularized in Florida where they are no strangers to fierce winds. You cannot even tell the barndominium was constructed with ICF blocks as you can wrap it in any exterior siding you like. Iโ€™m not saying the siding will weather the storm, but the structure should stand strong.ย

ย A fantastic product that Iโ€™ve noticed being used more often with stick-built barndominium homes in the Midwest is the installation of amazing above ground steel storm shelters being incorporated into barndominium builds all over the country but hugely popular in the Midwest due to the long intense storm seasons as well as being in one of the best locations for atmospheric activity in America, the beauty of one of these steel structures really shows in the adaptability of the unit, they bolt to a concrete floor but can be positioned within the home, possibly in a basement, or outside the home in a shed or simply in your backyard.ย  You can look at a handful of quality-built structures and different models on websites such as tornado master.com to see if they would bring some peace of mind to your home in the event of a dangerous storm.ย
