As you’re looking at floor plans on the long journey to building a home, you’re exposed to so many styles and layouts that your head can start to swim. After seeing so much of the same thing, all floor plans begin to look the same and at this point, you’ve probably tried imagining more plans than you count. Seeing lines on a paper doesn’t do much to help you envision what you’re looking at after a while, so take a break and come with me on a tour of the BM1853.

From the outside, the BM1853 already appears charming. Its smaller size doesn’t detract from its elegance but instead amplifies it. A 12 foot wide covered porch is off to the right of the home, offering a shady place to get some fresh air. Large barn doors adorn the space just before the front doors, giving off a cozy, rustic feeling. On either side of the front doors are large windows, letting in plenty of natural light to the entrance. Flowers planted along the concrete at the entrance of the home would accentuate the elegant features of this barndominium. Wreaths could be hung on the large barn doors, adding extra appeal to an already eye-catching house.

Upon entering the home through the front doors, you’re met with a spacious living room with a fireplace on the back wall. You can already picture your friends and family gathered around the fireplace, talking and laughing amongst each other while a fire crackles in the background. You could set up the living room so that there is space for a dining area, as well. With close proximity to the kitchen and the living room both, it’ll feel like a seamless space that’s perfect for entertaining or enjoying a meal in a cozy setting. Off to the right of the entrance is a small closet that would be perfect for storing coats and umbrellas. Past the small closet is the kitchen. The kitchen hosts an island and plenty of counter space to cook to your heart’s desire. Bar stools can be set up at the island to allow eating space.  A door from the kitchen leads out to the covered porch, making it perfect for you to set up an outdoor dining area, allowing you to enjoy the fresh air while eating.

Back in the living room, you’ll find the master bedroom to the back right. The master bedroom has windows letting in plenty of light and has plenty of space to set up your furniture. To the left, you’ll find the master closet. It has ample space to store your clothes so that you won’t have to fight with your spouse about who gets most of their clothes in it. Through the master closet is the master bathroom. The bathroom has a double vanity that will allow you and your spouse to get ready without fighting over who gets to use the sink now. A water closet allows for extra privacy, and there’s a large custom shower and standing tub. The master suite is the perfect sanctuary to give you some peace at the end of a long day.

Back in the living room, you’ll find a hall to the left of the fireplace. The hallway leads to a bedroom, a full bathroom, the laundry room, and then to the garage at the back of the house. Imagine decorating the hallway with pictures of your friends, family, or stunning scenery. The garage has plenty of room for 3 cars and can also be used for a shop. Imagine being able to work on projects out in the garage/shop with plenty of space for workbenches, tools, and whatever else you could need. The garage also leads out to the covered porch from the side. With close proximity to the laundry room, you won’t have to worry about making a mess in the shop and then having to clean up the ensuing debris your clothes will shed on the walk through the house; you’ll be able to walk straight to the laundry room to save yourself the trouble.

This room can either be used for a storage room, a bedroom, an office, or whatever else you may want to turn it into. There is a mechanical closet connected to the room. Once you leave the room, you’ll enter into a loft that has plenty of space to set up a reading area, an open office, or a second living room. A full bathroom is off the loft, next to the spare room. The second floor has so many options for decoration and utilization. Imagine having the loft set up as a reading area, looking down on the living room. You can turn the storage room into an office, complete with a little coffee bar. This office would then have easy access to the shop, perfect for when you need to make a quick run out or if you want to see what your spouse is working on. A set of stairs leads back down to the living room from the loft.

Back in the living room after having come down from the loft, you’ll see that this home has a lot to offer. While it isn’t large like many other barndominiums are, it still has so much to give. The living area has everything you’ll need, while the large shop is perfect for projects. The home is great for entertaining with its large covered porch and cozy living room. The three-car garage sits a little further back from the entrance of the house, quietly complimenting the main building. The wraparound porch boasts plenty of space for decorations and furniture to laze about. The right side of this wonderful wraparound porch hosts a fireplace that will be perfect for those chilly nights that follow a day of pleasant weather. An elegant breezeway can be glimpsed, peeking out behind the covered porch to connect the house with the spacious garage. Imagine building this barndominium with black siding; it would be an instant head-turner. The sleek elegance this barndominium offers will be awe-inspiring for any who pass by, especially if brightly colored flowers sprinkle the side of the home.

Upon walking in through the front doors, you will be greeted by a spacious great room with a vaulted ceiling. With the 4 bedrooms being upstairs and the master suite downstairs, parents are able to get some quiet space away from their kids or guests.

Attached to the kitchen is a spacious pantry, keeping your counter space clutter-free and housing any amount of groceries that you could throw at it. To the right of the kitchen is a hallway that leads to the master bedroom, a powder room, the laundry/mudroom, and a rear covered porch. On the right of the hallway is the master suite. When walking into the room, you’re instantly greeted by natural light streaming in from the many windows. Those windows will make waking up at sunrise much more tolerable when you’re able to take in that stunning view. A small hallway off the master bedroom hosts two large closets on either side. These closets assure that you don’t have to fight for closet space and leave plenty of space for cabinets or dressers that you don’t want cluttering the bedroom. At the end of the short hallway is the master bathroom. To the left of the door is a stunning soaking tub that faces the double vanity that will allow both you and your spouse to get ready in the mornings without fighting over who gets to use the sink or mirror. A water closet is on the right of the bathroom entrance, allowing for extra privacy. The shower is just past the water closet and has plenty of space for creating a spa-like experience.

The laundry/mudroom can be found on the left of the main hallway. This room allows for plenty of space to install cubbies to store shoes and coats while also leaving plenty of space for that beautiful washer/dryer set you’ve been eyeing for a while now. The mechanical room is tucked away behind a door in this space, giving you the elegant look you’re going for without being an eyesore.

The laundry/mudroom leads to the beautiful breezeway that connects the garage to the home. This space is perfect for benches or some beautiful potted plants to make you feel welcome after a long day at work or running errands. You’ll really appreciate the breezeway on those rainy days, especially when your kids managed to jump in every muddy puddle on the way home. The kids will be able to take their shoes off in this space and store them in the mudroom without leaving you a muddy trail to clean up all throughout your house. The garage has room for three cars and even some space for storage, perfect for all those tools that your husband swore he needed but has yet to put to use. A set of stairs in the garage will lead you up into a spacious bonus room, complete with a full bathroom. This space is perfect to use for guests, parents, a spacious office, or whatever you can dream of. Attic space rests on either side of the bonus room. Maybe you have teenage kids who complain that they have no space to hang out with their friends? This space would be perfect for them to hang out with independence without being far from home.

You could order a set of plans and a homebuilding kit from Sears and the company would ship you the complete home package to your lot. Fast forward 75 years later and BuildMax has modernized the Sears catalog concept for barndominiums.

What’s included in a metal building kit?

With BuildMax’s metal building home kit, you get engineered and stamped drawings for your state. This saves you a lot of headache since you won’t need to find someone to engineer your plans. Metal roofing, siding, and soffit material are included in the ultimate kit and comes with a 40-year warranty on siding and roofing. The siding can come in a variety of colors, so you’ll be able to pick a color that fits the vision of your home. Steel columns, trusses, and girts are included in the kit and are galvanized-coated, meaning you’ll be able to worry less about corrosion. Window and door cut outs, porch posts, and all roofing and siding trim are also included. This means there is improved strength and thermal performance. There is also the option of performance upgrades for the vinyl window sashes which will be metal-reinforced, giving extra strength and wind resistance. These windows can come with or without grids, and if you prefer them in black as opposed to white, that is also an option. Worried that the black vinyl will fade? With the Pella Impervia windows, you won’t have to worry as these are some of the best on the market, giving you a color you’ll love in a sleek, timeless style. 

The standard doors that can be added are Therma-Tru doors. These are the preferred entry doors by most building professionals and that is because they combine durability with style. The standard doors included are fiberglass paintable doors, but you can also opt for a fiberglass woodgrain stainable. You don’t just get the exterior doors, but also the garage doors. Do you really love the look of barn doors for your garage? Those can also be included! Two types of garage doors are an option, so if you want a more conventional garage door style, the option is there. The garage doors are provided by C.H.I. but do not come with an operator. They also come in different colors, so you have a variety of options to get your garage looking the way you want.

What Are the Framing Types?

When it comes to building a home, there are 3 major building types: Stick, Post, and Steel. Stick frame homes are the “traditional” way of building a home and are the most common type of builds you will see. Post frame homes are another option, though many people know them as pole barns. The third option for build is using steel frame. In this case, the shell of the home (also known as the shell) uses steel beams while the interior is usually still stick.

What Should I Know About Post Frame Builds?

When it comes to the foundation for post frame homes, typically there is a slab using sturdi brackets, or you can have posts in the ground using post protectors and sometimes posts or laminated columns are placed in a 4’ hole with a gravel or concrete pill base. Post frame homes use lumber to build, but instead of the traditional lumber that is seen in stick frames, post frames tend to use thicker posts like 3 ply 2 x 6’s or 2×8’s. A skirt board is placed on the outside of the columns and a slab can be poured which will fill the holes. This can allow for a sturdier build and can use less concrete in the foundation. With post frame homes, there are typically posts every 8’ on center but it can span up to 10’ on center. There are girts to hold the siding between the posts. A girt is a horizontal member the runs between the posts and these are typically around 2’ to 4’ apart. There are other supporting members involved as well that are called “purlins.” Purlins on the roof tie in the trusses and hold the metal roofing on. Are metal building homes going by the wayside?

Metal building barndominium homes have been popular for the past decade primarily because metal buildings offer a lot of versatility and can be erected faster than conventional homes. In recent years metal buildings have also been very cost effective and have attracted the attention of barndominium homebuyers, but that may be changing. Conventional wood prices are dropping in price at an alarming pace. At the peak of the pandemic a sheet of 7/16″ OSB plywood at Menards Lumber was selling for a whopping $56.00 in my area but in states like New York I heard they were selling as high as $70.00. That’s absolutely ridiculous and in my opinion it was price gouging. When I built my own home pre-pandemic I paid $8.50 a sheet. Now let’s compare that to today’s pricing at $13.10. It’s still high compared to what I paid but nowhere near the $56.00 price it was.

Metal building homes have not adjusted their prices compared to wood. Since wood went out of sight it just makes since as interest rate rise and homebuilding slows down a bit then wood prices are going to fall, and they have. Conventional lumber has fallen so much that it has once again become the preferred method of homebuilding. So let’s talk about the difference in steel verses wood. Steel framed homes have any advantages and a few disadvantages.

Steel Pros

  1. Strength. Steel is stronger than wood and if you use galvanized metal buildings they can be lighter than wood.
  2. Fireproof. Metal framed homes just don’t burn so if you are in a fire prone area this may be a great choice.
  3. Termite proof. I think this is self explanatory.
  4. Erosion proof. Steel buildings last a lifetime.
  5. Faster erecting times. Steel buildings can be erected in a few weeks.

Steel Cons

  1. 25% higher cost than wood. At the time of this article it cheaper to build with wood.
  2. Production times. Red iron steel can take 16-24 weeks to arrive on the jobsite.
  3. Erectors. It can be difficult to find erectors who are skilled in erecting metal buildings.
  4. Building departments. Some building departments may give you difficulties getting permits for a metal building.
  5. HOA issues. Some homeowner associations may not approve a metal building in your neighborhood.

Conventional wood Pros

  1. Price. In most cases wood framing with metal siding and metal roofing is less expensive than steel framing. Some homebuyers are saving $40-$50K using wood frames instead of steel.
  2. Builders approve. It’s much easier to find builders willing to build your barndominium using a conventional building method.

  3. Build time. It may take a little longer to build a wood framed home but not always. I recently witnessed an Amish framing crew build a 2,000 square foot home in as little as 2 weeks.

Who buys metal building barndominiums and why?

I think their is a lot of misconception about metal buildings and barndominiums on the Internet. There are a lot of articles claiming you can build a metal building barndominium for as low as $75.00 a square foot and that’s just not true. That may have been true 10 years ago but not today. The typical cost for a metal building shell package is $24-$34 per square foot and that only gets you the shell, no slab, no labor. Most people who are building metal buildings as a home are not much worried about the price, they are building the home for other reasons like hurricane and tornado protection or longevity. Steel is a beautiful thing and if you can afford to pay the price it may be the best solution for you. These days people are looking for the most economical building method and if that’s the main driving force behind building a barndominium then steel might not be the best choice.

We talk with thousands of people a month that are looking to build a barndominium and most of them tell us they are looking for the best price and best method and that just might be conventional wood frame with metal siding and metal roofing. I realize this may be a counter cultural article and for some people this may bust their bubble but the facts are the facts. Are metal building homes going away? I don’t think so but what I do believe is this. Most barndominiums that will be built in the next 10 years will be built using wood frames, not steel frames and primarily that will be due to price and availability of supplies.
