Are metal building homes going by the wayside?

Metal building barndominium homes have been popular for the past decade primarily because metal buildings offer a lot of versatility and can be erected faster than conventional homes. In recent years metal buildings have also been very cost effective and have attracted the attention of barndominium homebuyers, but that may be changing. Conventional wood prices are dropping in price at an alarming pace. At the peak of the pandemic a sheet of 7/16″ OSB plywood at Menards Lumber was selling for a whopping $56.00 in my area but in states like New York I heard they were selling as high as $70.00. That’s absolutely ridiculous and in my opinion it was price gouging. When I built my own home pre-pandemic I paid $8.50 a sheet. Now let’s compare that to today’s pricing at $13.10. It’s still high compared to what I paid but nowhere near the $56.00 price it was.

Metal building homes have not adjusted their prices compared to wood. Since wood went out of sight it just makes since as interest rate rise and homebuilding slows down a bit then wood prices are going to fall, and they have. Conventional lumber has fallen so much that it has once again become the preferred method of homebuilding. So let’s talk about the difference in steel verses wood. Steel framed homes have any advantages and a few disadvantages.

Steel Pros

  1. Strength. Steel is stronger than wood and if you use galvanized metal buildings they can be lighter than wood.
  2. Fireproof. Metal framed homes just don’t burn so if you are in a fire prone area this may be a great choice.
  3. Termite proof. I think this is self explanatory.
  4. Erosion proof. Steel buildings last a lifetime.
  5. Faster erecting times. Steel buildings can be erected in a few weeks.

Steel Cons

  1. 25% higher cost than wood. At the time of this article it cheaper to build with wood.
  2. Production times. Red iron steel can take 16-24 weeks to arrive on the jobsite.
  3. Erectors. It can be difficult to find erectors who are skilled in erecting metal buildings.
  4. Building departments. Some building departments may give you difficulties getting permits for a metal building.
  5. HOA issues. Some homeowner associations may not approve a metal building in your neighborhood.

Conventional wood Pros

  1. Price. In most cases wood framing with metal siding and metal roofing is less expensive than steel framing. Some homebuyers are saving $40-$50K using wood frames instead of steel.
  2. Builders approve. It’s much easier to find builders willing to build your barndominium using a conventional building method.
  3. Barndominium kit. Dry-in packages can offer a quick way to get all the materials you need on one or two trucks delivered right to your jobsite.
  4. Building inspectors. Most building departments will approve wood frame over steel frame since they understand wood products.
  5. Bankers. Many banks and appraisers will have some difficulties with steel buildings. They sometimes don’t know how to financing them or appraise them. Comps may be an issue.

Conventional wood Cons

  1. Not fireproof. Wood framing has been the preferred building method for over 100 years but it’s not fireproof like steel but 95% of all homeowners are just fine with this fact.
  2. Not termite proof. Ok so termites like wood, true so if that worries you then schedule a monthly termite treatment from a local professional to ease your mind.
  3. Build time. It may take a little longer to build a wood framed home but not always. I recently witnessed an Amish framing crew build a 2,000 square foot home in as little as 2 weeks.

Who buys metal building barndominiums and why?

I think their is a lot of misconception about metal buildings and barndominiums on the Internet. There are a lot of articles claiming you can build a metal building barndominium for as low as $75.00 a square foot and that’s just not true. That may have been true 10 years ago but not today. The typical cost for a metal building shell package is $24-$34 per square foot and that only gets you the shell, no slab, no labor. Most people who are building metal buildings as a home are not much worried about the price, they are building the home for other reasons like hurricane and tornado protection or longevity. Steel is a beautiful thing and if you can afford to pay the price it may be the best solution for you. These days people are looking for the most economical building method and if that’s the main driving force behind building a barndominium then steel might not be the best choice.

We talk with thousands of people a month that are looking to build a barndominium and most of them tell us they are looking for the best price and best method and that just might be conventional wood frame with metal siding and metal roofing. I realize this may be a counter cultural article and for some people this may bust their bubble but the facts are the facts. Are metal building homes going away? I don’t think so but what I do believe is this. Most barndominiums that will be built in the next 10 years will be built using wood frames, not steel frames and primarily that will be due to price and availability of supplies.

If you are planning to build a barndominium this spring, then the winter months are an ideal time for preparation. Taking the time to do your research and make sure you have all of your resources in place before starting construction can be invaluable in ensuring a successful project outcome. Here are some steps to help you get started on planning your barndominium build during the winter months.

BUDGET

Determining what you can afford and what your project is going to cost are two key budgeting numbers you really need to know before going to far. The formula that most bank use to determine what you can afford for a mortgage is (your monthly take home pay X .28) So if you take home $7,000 a month multiplied by .28 = $1,920 that’s the maximum mortgage payment you can afford. This includes PITI (principle, interest, taxes and insurance). You can figure your mortgage payments by using an amort calculator from BankRate.com

Budgeting the cost of your barndominium requires a bit more research that a formula. While building a barndominium can cost less that most conventional style homes you’ll need several things in place before anyone can give you a quote. BuildMax offers barndominium kit prices in steel, conventional wood and post frame methods but a kit is only one factor in the overall price of your budget. Most people that spend extra time planning usually save more money. To determine the cost of your home you will need 3 primary things: plans, materials and a builder.

Note: Because there are so many misconceptions about barndominiums we have taken the word off our house plans. Our plans are titled “Custom Home Plan BM2500”. Keep in mind that Builders, Bankers and Building departments may interpret ‘What is a barndominium‘ differently. Our definition of a barndominium is this; “a barndominium is a style of architecture with an influence of country, farmhouse and modern design that draws inspiration from traditional barns” That doesn’t mean that a barndominium has to look like a barn but the style of architecture is inspired by the elements of a barn like wide open spaces, sliding barn doors, lean-to porches and much more. Most BuildMax house plans don’t even resemble barns, they are beautiful barndominium styles that would be perfect in a neighborhood or rural setting. Don’t let anyone tell you that you can’t build a barndominium in your county, can you imagine someone saying that you can’t build a country style home? I don’t think so. It’s an educational issue not a homebuilding issue.

PLANS

The first step to planning and budgeting is to decide on the size, shape, and style of your house plans. Start by researching floor plans at BuildMax.com. You can also find inspiration from pictures of barndominiums on Pinterest and Google, which may help to give you ideas on design elements to incorporate into your own build. Once you have an idea of what your barndominium could potentially look like, purchasing a set of detailed floor plans is highly recommended. This will give you a clear and accurate picture of the total space available and help you quote out your material package. A builder will also need a full set of plans before they can give you an accurate estimate. If you plan to modify an existing barndominium floor plan or custom design a new house plan, winter is the perfect time to get started as modifications and custom plans usually take about a month or so to complete.

LAND

The next thing to check off your list is land. If you already own land that’s great but even if you own land there are a lot of things to consider. Has the land been ‘perk tested’ for a septic tank or does the property have access to city sewer. What about water? Is it available at the street or do you have to drill a well. If the property is in an HOA (Homeowners Association) it may have more restrictions that a lot in the county. You also need to consider that some HOA’s have month dues that will add to your budget. If you don’t have land yet you can always go to Zillow.com and locate land for sell, you can also filter the recently sold properties so you can determine what land has been selling for in your area. If you do own land keep in mind that you can use the land as your down payment at the bank. If you have owned the land for several years you may be able to use the appreciation of the property as equity also.

BUILDING MATERIALS

Determining what building materials to use is now as simple as a phone call to a BuildMax representative. BuildMax is the first barndominium company to offer their house plans in kits. For instance, when wood went sky high during the 2020 pandemic, steel was cheaper than wood and building a barndominium in steel was the best option. But as of the time of this article that’s not the case. Today wood homebuilding packages can be as much as 25% less than metal building homes. The advantage to wood framed barndominiums is there are more builders familiar with wood framing than steel framing which makes it easier to find framers to build your barndominium. BuildMax uses 29 Ga metal siding and metal roofing on all their homes but you can also use Hardi-board siding or board and batten. Keep in mind that the home building package is just one line item on your budget and there are a lot of other items that make up the total budget.

Finally, make sure to check with your local building codes and regulations prior to construction. As you are planning for a barndominium build, there may be special requirements that need to be followed in order to ensure that the construction is up-to-code. BUILDERS

Construction lenders use a draw schedule to fund the project. As work progresses the builder will request draw payments. Usually the bank will hire inspectors to visit the site and make sure the work has been completed before funds are released. Getting a pre-approval before going to far in the process may be a good idea. Also remember that the higher your credit score the better rate you will get and better rates mean you can afford a higher mortgage.

Heating your home has always been a huge decision for homeowners, no matter if you are in the baby boom era or the millennial era.ย  We are finding that many of our clients are working towards becoming more self-sufficient and self-sustainable.ย  With that said, as designers of barndominiums and shophouses here at BuildMax. During our phone conversations, people often ask us about the most efficient ways to heat these homes. Green heating is a really big thing nowadays, if you have access to natural gas, you might as well have struck gold.ย  Natural gas is a great source when it comes to heating your home.ย  This comes from the earth and is basically the cleanest burning.ย  Forming from plant and animal decomposition over millions of years. Barndominum misconceptions: Is Barndominums a fad? Let me think about that for a minuteโ€ฆNO. Builders, bankers, building inspectors and appraisers need to realize that #1. Barndominiums are not a fad, they are not designs that will lower home values in a neighborhood, they are a style of architecture just like a modern farmhouse, craftsman, contemporary or cape cod style house plan. #2. Another misconception of Barndominiums are “they are only built out of steel”, initially that was the primary method for building barndo’s but BuildMax is changing that by offering more conventional building options for barndominiums.ย

Will my county allow me to build a barndominium? Answer=Yes If a barndominium is a style of architecture that can be built using conventional lumber or steel, why would they say no? Are they saying no to people who want to would a ranch style house? Or a modern farmhouse, imagine the uproar in the community if bankers and building departments told people they could not build a modern farmhouse or a traditional style house plan.
