What is included with a Barndominium Kit?

Barndominium Kits

Barndominium kits are typically built as either metal or wood structures. A โ€œshell kitโ€ package includes exterior walls, roof trusses, metal siding, metal roofing and trim. A “dry-in” package will include everything in the shell kit but also includes windows and doors. A dry-in barndominium kit will look like a finished home from the outside but inside the house will be a blank slate, ready for the contractor to finish.

Barndominium Plans

Buildmax.com specializes in designing Barndominium floor plans. House blueprints are a critical first step in building a new home. Choosing the right house plan and style may take time but BuildMax can help you choose the right home. No matter if you plan to build a pole barn kit, a metal building kit or a conventional stick frame home, our professional new home consultants can make the process easy. A ranch style house may be more suited for your lot but if your lot is narrow then a 2 story house may be a better choice. Modern farmhouse plans have been very popular of late because of their timeless beauty. A barndominium interior is an open slate and can be designed with rustic features or a more modern or contemporary home design.

As you can imagine when I first learned about Barndominium kits I had some fundamental questions, like what all do you get with a Barndominium kit? How much does a Barndominium shell cost with delivery? Which should I choose, turn-key Barndominium kit or D.I.Y Barndominium Shell Kit?

Companies selling Barndominium kits can provide โ€œnationwide-deliveryโ€ and can help you locate a builder to install the framing, roofing, exterior doors, stained concrete floors, energy-efficient windows, spray foam insulation, and many will complete a turn-key home-build. Keep in mind this was just my observation from checking into a few companies online and this seemed fairly standard across the industry. Some of these companies have crews that come out and do the build. Going from one company to the next, they will do things slightly differently or may not provide the same options, so be aware of that and always ask what is included. Never assume you know what you’re getting as each company is different. Depending on what you want to build there are options as easy as finishing the structure in a matter of a day or two. If you want something more complex like most people are going to build, the process is going to be more intensive. The energy efficiency and the limited maintenance of the structure is the real appeal, and in some cases, you can build a barndominium for cheaper than a stick-built home of the same size.

Kit homes were made popular by the price. Builders were putting on stick-built homes at the time allowing for you to buy a complete package for a set price. It streamlines the home building process and makes it easier for the home buyer/builder when they can pay one price for all the materials to be packaged, organized, delivered & erected all on-site and for a set price. It is a more hands-off, turn-key solution to the home building process. Many people like kit homes because they do not have the skills or know-how to put the project together, procure materials, and subcontractors that many first-time home builders do not even know where to start when building their first time so a kid home is very appealing in that regard. Different companies provide different services so I cannot stress enough how important it is to thoroughly understand the services offered, what is included, before deciding if a kit home is right for you

The bottom line for many first-time builders is going to be affordability with barndominium kits typically costing under $18-$29.00 per under-roof square footage (this includes garages and porches). It’s definitely a no-brainer for someone who has no idea how to build a home, what goes into it, what material materials are needed, and the overall process of building. This allows building a home to be accessible to everyone with a turnkey option. A kit home gives you the freedom to worry about interior design aspects, landscaping, colors of the interior and exterior appliances, and other amenities. This gives you the free time to focus on the things that are important to you. Your build will make for a much more pleasant building experience than being stressed and not knowing if you are doing something right. The peace of mind alone makes a barndominium kit the right way to go for so many people. The flexibility in the design process is a huge plus. Everyone wants creative freedom when it comes to their own barndominium. Nobody wants a cookie-cutter home that looks the same as their neighbors and everyone deserves to be able to express themselves through the design process.

Below I have compiled a list of exclusions from a barndominium kit manufacturer. These are all of the things this particular kit manufacturer does not include with their barndominium kit. This specific company does no construction whatsoever. The list below is all the things not provided, that you will need to find from other companies or contractors in order to finish your barndominium kit include:

  • NO Foundation Design
  • NO Anchor Bolts
  • NO Wainscots or Exterior Finishes
  • No Insulation Package
  • No Landscaping
  • No Site Work or site prep
  • No Interior Walls & Finishes
  • No Electrical, Plumbing, Mechanical
  • No Interior Design & Floor Plan Layout
  • No On-site Inspections

Should you DIY your barndominium or hire a General Contractor? This is a question that requires more questions like, what is your skill level and do you really have time to contract out your own home? Being an owner builder is the perfect option for a skilled and experienced individual and they wouldn’t want to build their barndominium any other way because they can save much more money. Overall, doing much of the work themselves and are in control of the building process. These are the kinds of people that would benefit from a barndominium kit highly; motivated individuals seeking to build their dream barndominium. But for the majority of people building a new home they rely on a trusted contractor to build the home while they make decisions on style, color and materials.

7 ways to make your Barndo feel like home!

white barndominium house plan with large windows

When you first step into a new living space, one of the immediate desires is to transform it into a place that feels uniquely yours, tailored to the comfort and preferences of your family. This personalization is what truly elevates a house to the status of a home. It’s natural that when your barndominium plans are finalized or your home is freshly constructed, it may initially exude a sense of standardization and plainness. This initial canvas, however, serves as an ideal starting point, offering a blank slate for you to imprint your personal touch and distinctive style.

As you embark on the journey of customizing your barndominium, you’ll encounter a vast array of options in the market, each geared towards enhancing the curb appeal and overall ambiance of your home. The beauty of customization lies in its flexibility, allowing you to align your choices with your budget while still achieving a comfortable and inviting atmosphere that truly reflects your vision of home.

This process of transformation not only involves the selection of siding materials, as discussed earlier, but also extends to interior design, landscaping, and various architectural elements. Whether it’s the choice of colors, furnishings, or landscaping features, the possibilities for personalization are virtually endless. By navigating this realm of choices thoughtfully and creatively, you can curate a barndominium that not only looks stunning but also encapsulates the essence of what “home” truly means to you and your family.

Choosing a comfortable and inviting color:

Scientific research has compellingly demonstrated that colors have a profound impact on our mood and overall sense of happiness. Within the realm of psychology, five core emotions are associated with specific colors, and these color-emotion connections can significantly influence our emotional experiences.

Green, for example, has been found to amplify positive emotions while diminishing negative ones, making it an excellent choice for creating a cheerful and uplifting ambiance in a space. On the other hand, warm and inviting colors like red, yellow, and orange tend to evoke feelings of passion and love, infusing a room with a sense of vitality and emotional warmth. Conversely, cool and subtle colors such as blues and purples tend to instill a sense of calmness and tranquility, fostering a serene and composed atmosphere.

Therefore, when selecting colors for various elements of your barndominium, such as interior walls, exterior siding, roofing, or flooring, it’s paramount to consider the emotional impact that each color can have. The chosen color can profoundly influence the overall feel of a room, either making it feel more like a home or potentially having the opposite effect.

For exterior siding, red is a highly favored option in today’s market, as it exudes a charming country aesthetic that other colors find challenging to replicate. This warm and inviting hue contributes to the distinctive appeal of barndominiums and shop homes. Conversely, if you seek a more contemporary and modern look, dark grey has emerged as another exceptionally popular choice for exterior siding. Additionally, neutral earthy colors, such as various shades of brown, grey, and beige, seamlessly complement the overarching style of barndominiums, blending harmoniously with the natural surroundings and further enhancing the overall appeal of these unique structures.

Wainscoting:

Enhancing the aesthetics of your metal building’s base can be a transformative step, imbuing it with a captivating two-tone styling that can dramatically alter the overall appearance of your barndominium. The versatility of wainscoting materials offers a multitude of possibilities for this design element. While brick wainscoting is a traditional choice, there exists a realm of creative options beyond it. Something as simple as changing the color of the lower section and introducing a contrasting strip of siding can be a decision that profoundly impacts the character of your project.

As you embark on this journey of customization, thorough research becomes paramount. Explore various color combinations and textures that harmonize seamlessly with the styling and concepts you’ve envisioned for your barndominium. It’s essential to strike a balance that resonates with your personal tastes while aligning with the overarching design theme of your barndo build.

Dare to break free from convention and use your construction project as a canvas for self-expression. Your barndominium should ultimately reflect your unique personality and style preferences. After all, the goal is to create a home that not only radiates beauty but also caters to functionality and comfort. In this context, wainscoting emerges as a compelling styling option, inviting you to explore the endless possibilities of design and customization to craft a home that resonates with your vision and values.

Doors:

In the world of barndominium design, oversized barn doors have firmly established themselves as iconic elements, making them a staple in the stylistic repertoire. These extra-large barn doors have garnered immense popularity due to their visually striking and rustic charm. However, it’s essential to remember that while tradition holds value, it doesn’t preclude you from venturing into the realm of uniqueness and innovation.

An intriguing alternative that has been gaining traction is the incorporation of overhead garage doors into barndominium builds. This bold choice adds a distinct and eye-catching feature to the home, setting it apart from the conventional barn door approach. The choice of your front door also carries substantial significance. It serves as a stylistic statement piece that not only hints at the interior decor but also welcomes and invites guests into your home.

The back of your barndominium presents an opportunity for practical and energy-efficient choices. Sliding glass doors are a favored option for this area, as they facilitate easy screening and provide excellent temperature control, particularly during scorching summer days. Their energy-efficient attributes also contribute to lower electric bills, making them a functional and eco-conscious choice. French doors, whether used as interior or exterior doors, are another popular selection. I’ve observed them leading to rear decks, offering an elegant and versatile entry point to outdoor spaces.

In the realm of barndominium exteriors, there’s a striking trend emerging: black-on-black designs, complete with black barn doors. This daring choice makes a powerful statement and exudes maximum curb appeal, showcasing a contemporary and bold aesthetic.

One often underestimated but highly impactful design element is the front door. Its significance extends beyond functionality, as it plays a pivotal role in making your house truly feel like a home. A well-chosen front door not only complements your overall style but also becomes a focal point that can work wonders in creating a warm and inviting atmosphere.

In the ever-evolving world of barndominium design, there are countless opportunities to infuse your personality and preferences into the aesthetics of your home. These design choices, from barn doors to front entryways, serve as canvases for your creativity, allowing you to craft a barndominium that not only stands out but also resonates with your unique vision of home.

Windows:

In the captivating realm of barndominium design, oversized barn doors have evolved into iconic elements that grace the canvas of these distinctive homes. Their commanding presence has solidified their status as staples within the stylistic repertoire of barndominium construction. These extra-large barn doors have earned widespread admiration for their visually arresting and rustic allure. They encapsulate the essence of classic charm while harmonizing seamlessly with the rustic themes often associated with barndominiums. It’s important, however, to recognize that tradition and established norms, while valuable, should not constrain your creative aspirations in this dynamic field of design.

One intriguing departure from the conventional barn door trend involves the innovative use of overhead garage doors within barndominium constructions. This audacious choice introduces a novel and eye-catching feature that sets your home apart, infusing it with a unique and modern character. Your front door, too, carries profound significance within the narrative of your barndominium. Beyond its functional role, it serves as a potent stylistic statement piece that offers guests a tantalizing glimpse into the interior decor of your home while extending a warm and inviting welcome.

The back portion of your barndominium offers a canvas for practicality and energy-efficient considerations. Sliding glass doors have emerged as a favored choice for this area, boasting the ability to facilitate easy screening and exceptional temperature control, particularly during sweltering summer days. These doors not only enhance comfort but also contribute to energy savings, reflecting a sustainable and eco-conscious choice. Equally popular are French doors, versatile selections that can grace both interior and exterior spaces. Frequently observed leading to rear decks, French doors exude an elegance that seamlessly connects indoor and outdoor realms, enhancing the overall appeal and functionality of your barndominium.

Within the realm of barndominium exteriors, an intriguing trend has surfaced: the adoption of black-on-black design schemes, complete with black barn doors. This bold choice makes a resounding statement and maximizes curb appeal, imparting a contemporary and audacious aesthetic that defies convention.

One design element that often flies under the radar yet wields a profound impact is the front door. Its significance transcends mere functionality, as it serves as a pivotal element in the process of transforming your house into a bona fide home. A thoughtfully chosen front door harmonizes with your overall design style, becoming a focal point that works wonders in crafting a warm and inviting atmosphere.

In the ever-evolving universe of barndominium design, you have an array of opportunities to infuse your personality and preferences into the aesthetic fabric of your home. From the grandeur of oversized barn doors to the charm of front entryways, each design choice serves as a canvas for your creativity. These choices empower you to craft a barndominium that not only stands out but also resonates profoundly with your unique vision of what home truly means.

Shutters:

Shutters serve as more than just window dressings; they are a pivotal component of window styling that can significantly alter the overall appearance and character of a structure. They have the power to transform a window’s aesthetic or even redirect attention away from the window itself. As we discussed the importance of colors earlier, it’s crucial to emphasize that the same principles apply when selecting shutters. Ensuring that they align with the stylistic direction you intend to pursue is essential for a cohesive and harmonious design.

Installing shutters is a relatively straightforward process, and the internet is teeming with instructional videos that offer step-by-step guidance on the installation procedure. This accessibility of resources empowers homeowners to embark on shutter installation projects with confidence, allowing them to take charge of the visual narrative of their barndominium.

Shutters themselves are available in a diverse range of materials, with wood, vinyl, and metal being the most prevalent options. Each material boasts its own set of advantages and stylistic qualities, allowing homeowners to choose the one that best complements their vision for their barndominium. Furthermore, the assortment of shutter styles available enables you to tailor the look of your windows and, by extension, your entire barndominium, to suit your unique preferences and desired aesthetic. Whether you seek a classic and rustic vibe with wooden shutters or a sleek and low-maintenance appearance with vinyl or metal, the world of shutter choices offers you ample opportunities to craft a home that resonates with your design sensibilities.

Porches & Decks:

Porches and decks serve as transformative elements that can swiftly alter the aesthetic and overall ambiance of your home. One of the most delightful aspects of a front porch is its adaptability to seasonal decorations. By strategically placing greenery and decor on your front porch, you can instantly create an inviting atmosphere that warmly welcomes guests. This dynamic canvas allows you to switch out seasonal decorations throughout the year, adding a touch of charm and festivity to your home.

The concept of wrap-around porches has always held a particular allure for many, and it’s heartening to note that they can be seamlessly integrated into barndominium designs. These expansive porches not only augment the visual appeal of your home but also offer functional and versatile outdoor spaces.

To elevate the aesthetics of your newly constructed porch, you have a range of choices. For a striking contrast with your siding, you can opt to paint the porch, lending it a distinct and eye-catching appearance. Alternatively, my personal favorite is the use of stain and sealant. These products are readily available and offer an accessible DIY project that can be completed in a single day. Staining and sealing your porch not only enhance its natural beauty but also provide essential protection against the elements.

One of the most rewarding aspects of having a large porch or deck is the ability to host gatherings with friends and family. Few things make a house feel more like a home than having a dedicated space for entertaining guests. In recent years, outdoor fireplaces and outdoor kitchens, often located on the back deck, have surged in popularity. These additions not only extend your living space but also create inviting environments for socializing and making cherished memories.

Indeed, the allure of a well-designed porch or deck can be so captivating that you may find yourself spending more time outdoors than you ever anticipated. These outdoor spaces foster a deep connection between your home and the surrounding environment, making your barndominium a true haven for relaxation, entertainment, and joyful gatherings.

Landscaping:

Homeownership brings with it the profound realization of how integral landscaping is to the overall image and curb appeal of your residence. In many ways, having a skilled landscaper at your disposal can be as crucial as having a reliable plumber. As you drive through neighborhoods, it’s evident that houses with exceptional landscaping stand out, capturing the attention and admiration of passersby. Landscaping, therefore, presents a canvas upon which your creativity can flourish, offering an opportunity to infuse your unique vision and style into the very essence of your home.

The art of landscaping allows you to mold your yard into a masterpiece. Picture your yard as a blank canvas waiting to be adorned with lush greenery, vibrant blooms, and thoughtfully placed elements. One effective technique involves using shrubs and hedges strategically to soften the front facade of your home, imparting a sense of welcoming charm and elegance. The thoughtful inclusion of trees in your landscaping not only adds immediate beauty but also plants seeds for the future, contributing to a legacy of shade, natural beauty, and environmental benefits.

An often overlooked but significant aspect of landscaping is the area surrounding your mailbox. This area plays a pivotal role in the overall curb appeal of your home and should not be neglected. By extending your landscaping prowess to this often-forgotten zone, you can ensure a cohesive and inviting first impression for visitors and passersby alike.

When you infuse your personal style into the landscaping of your barndominium, it undergoes a profound transformation, becoming more than just a structureโ€”it becomes a home. The careful selection of plantings, the harmonious arrangement of green spaces, and the artistic touch you bring to your outdoor environment collectively create an atmosphere that resonates with your personality, values, and design sensibilities. Your landscaped haven becomes a reflection of your vision, making your barndominium a place where you feel truly at home, surrounded by the beauty and tranquility of your own creation.

The 7 strategies outlined here for imbuing your barndominium with a more homely feel represent just a glimpse into the realm of possibilities. My aspiration is that you can leverage these concepts as a starting point, allowing you to tailor and refine them to seamlessly align with the unique characteristics of your project. Additionally, there may be an idea or two that you hadn’t previously considered, offering fresh perspectives and considerations to enrich your vision for your barndominium.

What are your options for Barndominium siding?

white barndominium

The choice of siding for your barndominium holds the potential to be the defining feature that distinguishes your structure from every other metal building or shophouse available in your local market. When contemplating the ideal siding for your barndominium project, a multitude of critical factors come into play, each contributing to the ultimate decision-making process.

First and foremost, the aesthetic aspect, encompassing style and design considerations, plays a pivotal role. Naturally, you aspire for your completed barndominium to exude an exceptional and visually stunning appearance that reflects your personal taste and vision.

However, delving deeper into the decision-making process reveals that it’s not solely about aesthetics. The suitability of the chosen siding materials for the prevailing weather conditions in your specific geographic area is a consideration that often gets underestimated but can lead to regrettable consequences if overlooked. The durability and resilience of the siding against local climate extremes, such as intense sunlight, heavy rainfall, extreme temperatures, and even potential hurricanes or snowstorms, should be carefully assessed.

Furthermore, adhering to local building codes and conforming to any special specifications outlined in your barndominium house plans are paramount. Compliance with these regulations ensures the safety and legality of your construction project, avoiding potential legal complications and costly revisions down the road.

In light of these multifaceted factors, the question arises: how can you make an informed decision that aligns with your specific barndominium build? To embark on this journey, it’s crucial to explore the diverse array of siding options available and weigh their advantages and disadvantages in relation to your unique circumstances.

For the longest time, I held the belief that when it came to siding choices for a metal-framed barndominium, the default option was aluminum in various colors. This assumption was rooted in the fact that aluminum sheet metal siding is the tried-and-true, go-to material and is undeniably the most cost-effective choice that builders typically offer. However, what I hadn’t fully grasped was that many barndominium owners and builders were seeking a broader spectrum of siding alternatives, similar to what you’d find in conventional homes. The good news is that such options do exist, spanning a wide range of materials, each with its own set of remarkable advantages and, of course, some potential drawbacks, which we’ll delve into later in this article.

The material used to clad the exterior of your home plays a pivotal role in shaping the interior temperature dynamics. This becomes particularly critical in regions with colder climates. Insulating a steel-framed building can present challenges due to the inherent properties of metal. Metal, as many are aware, is notorious for being a poor heat insulator, which is precisely why you won’t find open-air metal coffee mugs casually scattered around the office. Given this limitation, it becomes abundantly clear that there are alternative materials far better suited to the task of ensuring optimal insulation and temperature control within your barndominium.

In our current era, characterized by the remarkable advancements in technology, the field of insulating steel structures has been undergoing a rapid and transformative evolution. This ongoing progression has paved the way for the development of increasingly efficient materials, which are continuously integrated into the realm of residential construction. In this article, we will explore this dynamic landscape with a particular emphasis on wood and metal siding, which stand as the most prominent and widely preferred options in today’s construction market. Both of these siding materials offer an extensive array of choices in terms of configurations, colors, shapes, and textures, making them the focal points of our discussion as we delve into the diverse world of modern construction and design.

Opting for wood siding in the construction of a barndominium imparts a distinct and time-honored ambiance, evoking the rustic charm of a traditional farm. This particular aesthetic appeal is often the foremost consideration for individuals embarking on the barndominium construction journey. Whether their vision encompasses a log-style cabin barndominium, a cozy country cottage, or a picturesque farmhouse nestled amidst rolling fields, wood siding lends an authentic, storybook-like quality to the structure. It’s this unique quality that sets wood apart from its metal counterpart, making it a compelling choice for many barndominium enthusiasts.

In recent times, there has been a noticeable surge in the construction of barndominiums featuring wood siding, driven by the desire to capture that “fresh off the farm” ambiance. It’s safe to assume that these builders and homeowners have thoroughly weighed the pros and cons of wood versus metal siding during their planning phase โ€“ a crucial initial step in any home-building endeavor.

However, it’s important to acknowledge that selecting wood siding does come with its share of risks and considerations. Wood, whether in the form of slats or paneling, is inherently more vulnerable to environmental factors. One of the most evident challenges is its propensity to expand and contract over time in response to temperature and moisture fluctuations. If left untreated, prolonged exposure to moisture can lead to rot, and wood is a favorite target for various wood-boring insects. Thus, preventive wood treatment becomes an essential safeguard when contemplating a long-term residence.

Moreover, when wood becomes damp and subsequently dries, the potential for mold and mildew growth emerges. While treated lumber can mitigate this risk to a significant extent, it remains a surface conducive to the establishment of molds and bacteria, necessitating ongoing maintenance efforts.

Yet, despite these challenges, wood siding, when properly maintained, can achieve unparalleled beauty, rendering it a popular choice for barndominiums and shop houses nationwide. Its aesthetic allure is truly awe-inspiring, both on the exterior and interior. Nevertheless, as we’ve previously discussed in this article, it’s crucial to acknowledge that there are alternative materials better suited to certain aspects of the job, depending on your specific construction needs and priorities.

ย

The world of metal siding has witnessed remarkable advancements in recent years, driven by the development of stronger materials and alloys. Manufacturers specializing in metal siding have recognized a growing demand for cost-effective alternatives to traditional wood siding, which not only emulate the appearance of wood but also offer enhanced stability and longevity. These innovations are particularly relevant to the construction of barndominiums, where achieving a rustic aesthetic is often a priority.

Nowadays, you have the option to select textured metal siding for your barndominium project, which convincingly mimics the appearance of weathered wood logs or aged barnwood. This choice presents a compelling alternative to traditional wood siding, which can be plagued by a host of issues. Metal, in contrast, exhibits remarkable resistance to various challenges, including fire, mold, bacterial growth, and the infiltration of wood-boring insects. It serves as a formidable barrier against pests, showcasing exceptional durability and a noteworthy degree of energy efficiency.

The specific type of metal employed in modern siding is engineered for extreme architectural stability, designed to withstand the harshest environmental conditions, including heavy winds and relentless rain. Compared to wood, metal boasts superior strength and resilience, making it the preferred choice for a growing number of first-time barndominium builders across the nation. The importance of constructing a sturdy and enduring structure cannot be overstated, as it must endure the most severe storms and emerge from them with its beauty and integrity intact. This emphasis on durability underscores the pivotal role of metal siding in ensuring the longevity and structural integrity of your cherished barndominium.

Diving deeper into the realm of siding materials, let’s explore the intriguing options of polymers and vinyl. These two choices are often grouped together due to their strikingly similar appearance and tactile qualities, making them initially challenging to differentiate. Both materials offer cost-effective solutions for siding, yet recent developments and concerns have caused a divergence in public favor.

Vinyl siding, for instance, while once a popular choice, has fallen out of favor with homeowners and builders alike. This shift in sentiment can be attributed to a significant drawback: vinyl emits toxic fumes when exposed to fire. This environmental concern has cast a shadow over its reputation, prompting individuals to seek alternatives in recent years.

On the other hand, polymer siding distinguishes itself from vinyl in several ways. Notably, it features a textured surface that closely mimics the look and feel of traditional wood siding. Furthermore, the seams where polymer siding panels meet align seamlessly, creating a cohesive and aesthetically pleasing facade. Perhaps most importantly, polymer siding avoids the environmental concerns associated with vinyl; it does not emit toxic fumes when subjected to heat or flames.

The advantages of polymer siding extend beyond its safety attributes. It proves remarkably easy to maintain and clean, requiring minimal effort to keep its appearance pristine. Moreover, its affordability and high efficiency make it a compelling contender for those seeking an alternative to wood siding. As we explore the diverse landscape of siding materials, polymer emerges as an option that harmoniously combines cost-effectiveness, aesthetics, and environmental responsibility.

For those contemplating construction in the arid and sun-soaked regions of the United States, a unique and intriguing option to consider is a stucco exterior. Stucco is a building material with Spanish origins, consisting primarily of cement. It is expertly applied to the external surfaces of a home, often layered onto a framework of wood or wire mesh to facilitate its adhesion to the building’s structure. As it dries, stucco undergoes a transformative process, solidifying into an impressively robust and durable material that significantly bolsters the structural integrity of the home.

One of the standout features of stucco is its exceptional heat-insulating properties. This quality hearkens back to ancient construction techniques employed by native cultures worldwide, where mud huts were fashioned from a mixture of water and earth, left to bask in the sun, and eventually solidified into a rock-like substance. In essence, stucco functions as a time-tested insulator, effectively mitigating the searing heat characteristic of hot and dry climates.

It’s essential to note that stucco is not ideally suited for wet or rainy environments; it thrives in regions with minimal precipitation. Consequently, it’s more commonly found in the Southwestern United States, where the climate is conducive to its longevity and performance.

Considering its remarkable heat insulation properties and the structural strength it lends to a building, stucco presents itself as a compelling alternative to traditional metal or wood siding. However, its suitability depends on the specific geographical area in which you intend to build your barndominium. Stucco’s unique combination of durability, insulation, and aesthetic appeal makes it a promising option for those seeking an exterior finish that can withstand the rigors of a hot and dry climate.

In the contemporary construction market, you’re presented with a dazzling array of choices when it comes to siding materials, each offering an extensive palette of textures and colors to cater to your creative vision. However, embarking on your journey of selection requires meticulous research and thoughtful consideration, ensuring that your choice aligns seamlessly with the unique requirements of your specific project.

It’s imperative to keep in mind that each material comes with its own set of advantages and potential drawbacks. Therefore, it’s crucial to assess the risks involved comprehensively and take proactive measures to avert any undesirable consequences that may emerge after the completion of your barndominium build. This proactive approach not only safeguards the longevity and performance of your structure but also ensures that your investment stands as a testament to smart, informed decision-making in the realm of construction and design.

In a marketplace inundated with a multitude of siding options, it’s understandable to become enthralled by the myriad choices available. However, it’s essential to approach this decision with a discerning mindset and ask yourself a series of crucial questions before committing to a siding material. These inquiries serve as invaluable guides in the decision-making process, ensuring that your choice aligns seamlessly with the practicalities and long-term considerations of your barndominium project.

First and foremost, assess the practicality of the siding option under consideration. Does it fulfill your specific needs, taking into account factors like climate, maintenance requirements, and your aesthetic preferences?

Next, delve into the question of longevity. How durable is the chosen siding material, and what kind of lifespan can you realistically expect from it? Is it an investment that will stand the test of time, or will it require frequent upkeep and replacement?

Equally important is the consideration of maintenance. Will the siding demand continuous attention and care, or is it a low-maintenance choice that can essentially look after itself once installed? Evaluating the long-term maintenance requirements can save you both time and money in the future.

Lastly, remember that the siding you choose will significantly contribute to the overall look and feel of your home, an aspect you’ll live with for years to come. Therefore, ensure that you genuinely admire the color and style you select, as it will play a pivotal role in shaping the visual character of your barndominium. By addressing these key questions, you’ll navigate the complex world of siding options with confidence, ultimately arriving at a decision that aligns seamlessly with your project’s requirements and your personal preferences.

Structural Steel Barndominium

While the topic of matching siding colors with your roof warrants its own in-depth discussion, it’s worth emphasizing the importance of this aspect in your overall design considerations. A well-coordinated color scheme can make or break the visual harmony of your home. Driving past newly constructed houses, it’s not uncommon to wonder about the decision-making process behind the color choices. Achieving the perfect color harmony between your roof and siding is a meticulous task that requires attention to detail. The color of your roof should ideally complement and enhance the overall aesthetic of your siding.

As of 2020, a prevailing trend in home design featured white siding paired with a black roof, evoking a timeless farmhouse style. This popular combination is expected to persist through 2021 and possibly beyond. However, the dynamic world of design is ever-evolving, so it’s worth keeping an eye on emerging trends in the coming years.

The enduring appeal of barndominiums suggests that this architectural trend is far from fading into obscurity. Companies like Buildmax offer an extensive range of floorplans and customizable barndominium designs, providing ample flexibility for incorporating various siding options. The barndominium movement has not only gained significant traction but also generated momentum within the steel frame construction industry, solidifying its place in mainstream architectural discourse.

Armed with the knowledge that there is a plethora of siding options to choose from for your new barndominium build, the question arises: what material will you ultimately select to adorn your home? Your choice will not only impact the aesthetics but also the functionality and long-term maintenance of your barndominium, making it a decision of considerable significance as you embark on this exciting journey of construction and design.

Cozy it Up With Chenilles

white barndominium

Hello sweet friends, for everyone who watched my DIY Tiny House Tour // Tiny Cottage Farmhouse Tour And my DIY Tiny Farmhouse Christmas Tour on Living it Country Channel, Thank You!ย

I had never done anything like it before. However, so many of the questions I got were about the spreads on my tiny sofa in my living room. Those are my special pieces, I use them all year long. When I was a little girl, I would go with my mother to our neighbor (Ettaโ€™s) home and she had these beautiful bedspreads on all of her beds. The fringes hanging down would barely be touching her shiny wood floor in her small but cozy bedroom, which had a way of catching my eye, it looked so elegant. The unique soft fluffy cotton designs on these bedspreads add texture to the vintage Chenille bedspreads, not to mention when you took a nap on one of these spreads it would leave the imprint of the lovely design on your face and other parts of the body. You looked like something from the movie fright night. If youโ€™re from the 60โ€™s you know exactly what Iโ€™m talking about.

kitchen island

I donโ€™t know why that was such a vivid memory, but it stuck with me. I love these Chenille blankets and I use them a lot in my home decor.ย

I get questions like where do you get those throws on your sofa? First and foremost, they are called bedspreads. What is a bedspread, you younger ladies might ask? A bedspread is a lightweight cover used as a decorative element on your bed. Now, back in the early 60โ€™s the largest mattress was a full size, and these Chenille bedspreads were large enough to cover the entire bed to the floor and including enough to tuck under the pillows and fold over the pillows and hang down a bit. Making a bed back in the day was an art of spreading the cover over the bed and smoothing it out to have no wrinkle. And tucking the pillows was an art that took a lot of practice. I have found all of mine at antique and thrift stores. They are full to twin size. I seriously got one for $5.00 at a thrift store last November in 2020. You can find the best Chenille bedspreads at thrift stores, believe it or not. I love the history and story behind the vintage ones. They can also be laundered very easily in warm or hot water with just a tiny bit or bleach and Woolite laundry detergent. Throw them in the dryer to fluff them right back up. I found a way to deep clean these beautiful blankets to bring them back to life after years of use. I will leave my recipe for deep cleaning vintage bedspreads, below.ย

Brightening Bleach Powder Recipe

1 ยฝ gallons of boiling water. (Rolling boil)

1 cup of Borax powder bleach

2 cups of Cascade dishwasher powder

Long handle tongs or dowel rod for dissolving the powders in the boiling water.

1 Large kettle or stock pot

Boiling rinse water and 1 cup of lemon juice

ย If you are doing smaller items, you can just heat your water in the microwave for about 11 minutes

Warning! boiling water and vaporsย

Bring 1 ยฝ gallons of water to a boil in your stock pot. For this next step you want to turn on your vent over your stove. If you donโ€™t have one, no problem! Take the water outside in the open air. Pour in your powders and mix it up with your long handle tongs or dowel rod until it dissolves. Now, gently place your pieces into the solution and give them a swirl. If possible, soak for 24 hours. If you canโ€™t do that, soak for as long as you can. 6-8 hours may work for light stains. Then rinse, rinse, rinse. I like to rinse in boiling water and 1 cup of fresh lemon juice and hang outside in the sun. I think the secret is lemon juice and a bright, bright sun shiny day!ย

You can buy new, replicated bedspreads at stores such as Target, JCPenney, Brylane Home Country Door and Amazon. Newer bedspreads are gorgeous but just donโ€™t do it for me, I want the real deal.ย

These Chenille bedspreads would look beautiful in any home, they are becoming more popular in the ย  farmhouse and barndominium homes because they incorporate the past with the present. I hang mine on old barn ladders and place them in baskets throughout my home, in places such as our living room and bedroom. I display them on my tiny sofa and chairs, in reach for family members and guests to just grab one when needed. Not often, but Iโ€™ve even been known to cover my dining table with them on special occasions!ย

All you need, to add that warm and cozy feeling to your new barndominium or farmdo, is as easy as displaying some of these Chenille beauties. Once more I donโ€™t like just displaying my vintage finds, if I donโ€™t use them, I donโ€™t need them. Thatโ€™s my motto! Enjoy the things you love now, sweet friends. Donโ€™t worry about tomorrow for tomorrow will take care of itself.

May your day be blessed,

Why people are building Barndominiums

white barndominium

With the tiny house craze exploding across the nation, and everyone wanting a piece of the pie thereโ€™s a bunch of unique styles and sizes showing up on the market. All the while most first-time homebuilders want to stay small but need something large enough to comfortably accommodate a growing family and a tiny home can be just a bit too tiny. A barndominium is the perfect fit for someone looking for a home that can be a smaller carbon footprint and fit perfectly into a natural setting. The Barndo craze is just picking up momentum in the residential construction sector. With the same general concept as a tiny home, being compact and extremely functional with an all-metal frame construction, you are left with an extremely rigid and capable home that will last your family a lifetime.ย

Price

Barndominiums are traditionally cheaper than buying a home or building a traditional home of the same size. Barndominiums across the US are being built on โ€œaverageโ€ at about $70-$90 per square foot, versus a stick built home at $90-$150 per square foot. So, there is a substantial price difference in building cost. Barndominiums are certainly cheaper to construct than a stick-built home. Prices can fluctuate from area to area, so itโ€™s important to find out what lumber costs, or steel costs in your specific area. There are companies out there that will give you a steel package quote and a lumber package quote for your barndominium and you can choose what materials are more cost effective for your specific build. The material market is important to keep track of too when considering a build. Even environmental disasters in one part of the world can drive up the cost of materials all the way across the globe. Some companies provide barndominium shells for you to finish and those cost around $26 per square foot but be aware this is a โ€œshellโ€ minus doors, walls, and void of most if not all interior features. Itโ€™s simply a framed-up shell and a roof so thereโ€™s plenty to still be done. So, we are starting to see why many families are opting for a barndominium home over a traditionally built home and itโ€™s not just the price.

Durability

I think the real reason for the recent uptick in barndominiums being built, has to do with the durability and low maintenance of a metal frame building, over a wood-built structure. With the expansion of the internet allowing access to vast amounts of information linking people with ideas at a rate that has never before been witnessed in our short human history, more and more individuals wanting to build a barndominium are doing their own research and concluding that they will have to constantly maintain the wood over the years and still have an inferior product in the end. All traditionally framed homes are going to be framed up with 2×4 studs, these studs can hold a uniform weight of up to 40lbs per foot of materials. A 10 ft. board will have a max load of 400 lbs. in the center of the board in comparison to barndominiums. Metal post-frame construction that typically uses a post for support, allows for a more open spacious room with less structurally supportive load-bearing walls being in the way. For comparison, a 3 ft. #2-grade 4ร—4 standard metal post will respectively support 17,426 lbs. of load. Itโ€™s not difficult to see the advantages of metal post-frame construction and the astonishing difference in structural rigidity going from wood to something stronger like metal. It really is phenomenal the amount of strength metal has over wood.ย

Lifespan of materials

Wood is going to rot over timeโ€ฆit may take years and even centuries in some cases, but it always returns to dust. Metal on the other hand is a heartier material in the face of environmental exposure and can withstand some miraculous loads of weight and exposure to heat, chemicals, and wind in excess of hurricane forces. A new metal roof is estimated by professional roofing companies to last you up to 40 years, this longevity is due to the metal not rotting or succumbing to the elements nearly as quickly as shingles will degrade as they sit exposed to the harshness of the environment. Shingles will last a maximum of 25 years before needing to be completely removed and replaced, whereas a metal roof if taken care of properly can literally have 2 times the lifespan of standard shingles. The same general rule goes for the siding. Wood siding lasts around 20 years before needing to be replaced. Many builders are choosing to side their barndominiums with textured metal siding that replicates the look and texture of wood grain in many different shades and colors making the grain look and feel more realistic on top of lasting much longer with less maintenance. Metal is the top siding option for anyone building a new barndominium or shop house.

Functionalityย

Barndominiums and shop-house construction projects have been made popular by integrating workspaces and living spaces into a single useable area. For instance, something interesting I noticed recently, that I believe is unique to barndominiums, are that some builders have started to incorporate garage doors in their living rooms, having them installed so they will lift and fold up & out of the way with the simple push of a button. Maybe, it was just me, but I was spellbound by these doors. What a unique and functional idea! Itโ€™s amazing what large open doors like this can do to your living room, turning your once enclosed, cramped, standard living room into a large open-air indoor-outdoor living area. For the entertainers out there, who love to have guests visiting your home, this is perfect and definitely a conversation starter. Itโ€™s just amazing how there are endless possibilities to totally transforms your home into an even more useful space. Builders are always talking about the functional and practical use of space when designing a barndo. Most of the barndominium floor plans that I have seen lately are open floor plans with high ceilings.

Savings

New builders are starting to realize that they can simply go online look through a collection of amazing pre-designed plans to find the perfect barndominium or simply work with Buildmax in designing their very own custom barndo plans. After buying a nice quality set ofย  barndominium house plans you are ready to build a custom barndominium home for a lot less out of pocket expenses. This is a much more appealing option to many families across the country. D-I-Y projects are a fantastic way to save money on your build and add equity to your barndominium build. Search YouTube for tutorials on different projects that you can complete yourself to save money on your build. Be sure that your project isnโ€™t compromised by your skill level and do one project at a time. Go green, consider powering your home with a renewable energy source like a solar panel kit that can be ordered from many retailers online such as Amazon. There are plenty of ways to save on your build and get the most bang for your buck.

Housing Market

To buy or build, thatโ€™s a common question to ask if youโ€™re considering building a barndominium. The current market has a lot to do with the answer to that question. Is it a suitable time to build a barndominium? What will it be worth when Iโ€™m done? Is buying a house a cheaper, smarter option for me? I wrote a whole article on this subject named When Is a good time to build a barndominium? Where I go in-depth on some of these questions and the factors involved as well as how you can answer these questions for your own project. In short, I think today is the absolute best time to build a barndominium or shophouse aka Shouses! While material prices are good and stable and we already know we can get it built cheaper than a traditional home, the stability of the finished product ensures it will be there for years to come, so building a barndominium now would be a solid investment for the future!

What is a barndominium?

barndominiums

Ok everyone let’s clear the air and settle this once and for all. What is a barndominium you ask? This article will explain what a barndominium is and is not. Their seems to be a lot of misinformation about barndo’s these days and I hope that by reading this article we can shed some light on the issue. Some people will tell you that a barn-do has to look like a barn because “barn” is in the name. That’s kind of true, some barndominium’s do look very similar to a barn while others do not resemble barns at all. So who is right, barn, no barn? I say both. Take a look at these two barndo’s below and tell me what you see.

black barndominium

barndominium exterior

The top image clearly resembles a “Monitor Style” barn but the one below does not resemble a barn at all. Both of these are what we call a “barndominium”. Simply put, barndominium’s are a style of homes just like a farmhouse and Shouse or Shophouses. BuildMax is redefining the way people see the modern barndominium. They are custom designing new barndo styles every week.ย

barndominium vaulted ceiling

While BuildMax is inventing new ways to design these homes there are many characteristics that stay the same. Most barndominium’s have metal siding and metal roofs. Their exterior style may vary but many people love the barndo style because of the look, the cost factor and the open floor plan options.

black barndominiums

Black barndominium’s have been extremely popular and they are popping up all over the country. There is something stealthy about the black siding and black roofing that attracts young and older homeowners alike. The black barndominium above has wood accents that add a country farmhouse vibe to the look. The black awnings and corbels along with the black window frames lends to this emerging style of homes that fit perfectly in a country setting and an urban environment.ย

white barndominium

White barndominium’s are just as popular as black barndominium’s. The white barndo tends to resemble a farmhouse more than the black but no matter which one you prefer the black and white barndominium movement is here to stay. Wood exterior doors and gooseneck light fixtures are a perfect accent to any barndominium floor plan you choose.ย

post frame barndominum

The biggest misconceptions of the barndominiumย is that it must be framed with steel. This simply is not true. BuildMax designs their barndominium plans so they can be built using three different methods; stick-built, steel frame and post frame or more commonly known as “pole barn”. If you find a barndominium floor plan you like you can easily stick build the plan using conventional lumber, span the roof trusses 40-50 feet and have a very open floor plan. When you add steel siding and metal roof material you won’t even know the structure was stick-built.ย

Another method of building a barndominium is to post frame the structure by using 6″X6″ post with girts and purlins to hold the metal on the side and roof. Post frame has been used for years in building traditional barns and outbuildings. This method is most popular in the south but has taken off in many areas to the nation. If you can find a post frame builder this most likely will be the most economical way to build a barndominium. In post framing there is less materials since you can space the post some 10’+ apart and only use 2″x4″ girts on the sides for the metal. Click here for a cool video of a professional post frame constructed barndominium.ย

steel barndominium

The most common but not least expensive method is the steel barndominium. There are several steel manufacturers that do an excellent job with residential barndominium’s and BuildMaxSteel.com has relationships with the top suppliers of metal barndominium’s. The hybrid metal/wood products are the most durable and cost effective method to build. Red iron post and web trusses are termite resistant and when you add steel siding and roofing you have a great fire barrier for those areas of the U.S. that are prone for forest fires.

wood barndominium

No matter what building method you choose most people always use steel siding and roofing on their barndominium. It really is the most common thing these homes have in common. Recently some metal siding companies have started selling steel siding that resembles wood siding. You get the beauty of wood and the safety of metal. Now that’s the perfect combination for the country barn lover.ย

shophouse

With barndominium’s so popular now there is a new kid on the block, we call it the Shouse or Shophouse you can read more about them in a recent post on our blog. They are a variation of the barndo style but have larger shops or garages attached. In many cases the shop portion of the Shouse is larger than the living space of the house.ย

BARNDOMINIUM FLOOR PLAN

Barndominium floor plans are in great demand these days and BuildMax offers stock floor plans and custom designed barndominium floor plans in a variety of shapes and sizes. From a simple 1500 SF lake house to a 5000SF shophouse filled with amenities, we have them all. Many people opt to custom design their own barndominium so they can get exactly what they want. Custom designing a barndo typically costs around $1.00 to $1.25 per covered square foot to design a complete set of blueprints that include 11-15 pages of homebuilding details.ย

Have you seen barndominiums? Let me tell you, this is the newest craze that is sweeping the nation. Not, only are barndominiums economical, and affordable, there are so many different styles to choose from. I have seen in the past ten years or so, more and more people gravitating toward downsizing their homes and paying off their debt to live a more minimal lifestyle. As more people see the benefits of building barndominiums, steel building homes and shop houses, the more youโ€™ll see these gorgeous homes popping up all over the U.S. These homes can have massive garage doors, big enough to pull an RV into, along with a fishing boat, a pair of jet skis and maybe even a zero-turn lawn mower. Iโ€™m talking about a 40×60 SF garage. Tell me your husband wouldnโ€™t be drooling at the thought of a giant man area, which is all his. Donโ€™t worry ladies, these barndoโ€™s and shop houses are not only for the men, although we can let them think that.

How to find honey hole antique shops to decorate your barndominium

Good Morning Sweet Friends,

Itโ€™s a cool October morning here in Kentucky. While I sit here at my desk drinking my coffee out of my Rosemary Beach coffee mug, I am reminded of early mornings driving around to my favorite places to look for hidden treasures. For the most part like everyone else, itโ€™s the thrill of the find. Sometimes, okay, a lot of the time, when I am out, I find things that intrigue my interest, and they end up coming home with me. There are days when I go out on a mission, looking for that specific antique piece Iโ€™ve been on the prowl for, like a vintage mirror. I am usually fairly particular about what I am looking for so I canโ€™t stop looking until I find that one thing that is simply perfect, which is how I have been able to find my honey holes.

Where to look for Honey Holes?

Here it goes, but please donโ€™t judge me. I will grab my purse and head out with a set amount of money in mind, and somehow, I always go over budget. Junking is my favorite thing to do. Itโ€™s like a rush to me. You know, digging through piles of stuff to see what you can find! There is a place near me called Grandmaโ€™s Attic. Since the Covid19 pandemic, she has not been open and that just breaks my heart. This lady has an old house piled sky high with all kinds of vintage finds. You can make an offer on anything and most-of-the-time you can get a fantastic deal.

Goodwill is another place to find pieces of dishes or whatever you are on the hunt for, believe it or not. I have about ten stores within forty miles of where I live. My husband and I will take one day out of the month and hit all of them. If one doesnโ€™t have anything we just go to the next one. This is where I found my antique jelly cabinet for $20 dollars! So, donโ€™t think that just because it isnโ€™t an antique shop that you wonโ€™t find something really special!

Peddler Malls are another honey hole. For those of you who donโ€™t know, here in the country we have thrift store malls. Yes, maโ€™am! It is a warehouse that is filled with booths that anyone can rent out for a set price each month. You can actually call the owner of the rental booth that you find your items in and get a better deal. I have found, if they are wanting to make a sale, they will work with you! I have found all sorts of valuable items in the local peddler mall for 50%-75% cheaper than antique store pricing!

No matter where you go, always barter with the vendors. If you canโ€™t strike a good deal, they will usually give you 10% off or you can walk away from the sale, and I have no problem with doing that. I have found that I will find exactly what I want somewhere else or on a day when I am not looking for that particular item, I end up finding it. Patience is key to finding the good stuff!

ย

Consignment shops are in every small town in the United States. If you are from out of town, pull up google maps and search for consignment shops near me. You might end up finding a honey hole of your own.

Yard sales, and estate sales are also amazing places to hit! I mark my calendar every year for the famous 127-mile yard sale that runs down a rural highway near where I live. We pack up for a day trip and pull an empty trailer behind the truck and spend an entire day out on a rural stretch of highway, picking through miles of yard sales! People collect all kinds of things in a lifetime. Some things will surprise you and some have even shocked me! So many times, I have found that people donโ€™t realize that what they consider junk is really treasure for an antique collector.

Flea Markets are neat places as well; a lot of walking is involved, but well worth it. We have found so many cool items at flea markets, and for a great price you can leave with a basket full of finds. I hope you have found these ideas to find honey holes near you to be helpful. Use the comments section to share your honey hole ideas as well.

Decorating a barndominium is easy when you know what style you like. If you plan to decorate your barndo with a vintage vibe then you have to find a honey hole. Farmhouse barndominiums typically have lots of shiplap and woods and whites dรฉcor. Antiques are perfect for this look. I like to combine new items and old items together to create my own style.ย

Below you will find a list of some specific places I go for great finds, near me!

Happy Hunting Sweet Friends and be blessed!

4 Inviting Holiday Home Inspirations

white farmhouse floor plans

Dear Beloved Friends,

I hope this message finds you all in good spirits. Today, I’m thrilled to dive into the exciting topic of holiday entertaining โ€“ an art form that I’m absolutely passionate about! While I could easily talk for hours about this subject, I’ll try to keep it concise for now.

Is it just me, or do you find yourself eagerly planning your next event or gathering from the moment you know it’s on the horizon? Even if the date is six months away, I can’t help but envision the details: the perfect color scheme, the ideal ambiance that I want to create in my mind’s eye, and the mood I hope to set for all our guests to enjoy.

As you embark on the journey of planning, it’s essential to ask yourself some guiding questions. Do you envision a tranquil and formal dinner with close friends, or perhaps a more laid-back gathering with soft background music, fostering lively conversations? These considerations become especially important when you have first-time guests, as we all know how silence can sometimes lead to a touch of awkwardness at gatherings.front porch

When it comes to preparing the meal, it’s crucial to be well-acquainted with your guests’ food preferences and dietary restrictions. Always inquire about food allergies, as this information can be a lifesaver when you need to prepare food in advance. Personally, I’m not one to procrastinate and prefer to have everything well-organized ahead of time.

And let’s not forget a crucial tip for any host or hostess โ€“ having essentials like Benadryl in your medicine cabinet can be a literal lifesaver! Imagine a scenario where a guest unknowingly has an allergic reaction to something as innocuous as cinnamon sticks at your holiday party. In my house, we take every precaution to ensure our guests’ safety and well-being.

My dear friends, holiday entertaining is an art that we can all master with a bit of thoughtfulness, planning, and consideration for our guests. Let’s create unforgettable moments together!

Providing a warm and gracious Southern welcome is something I hold dear. I believe in creating an atmosphere where our guests feel cherished from the moment they step onto our property to the instant they bid their farewells. This sense of warmth and inclusivity begins right at our front door.

Whether you reside in a grand two-story farmhouse, a charming barndominium, or even a cozy tiny home, there’s an art to being an exceptional host or hostess. Being a Southern girl at heart, I take immense pride in the tradition of Southern hospitality, and I’m sure many of you can relate to the sentiment.

In my Southern upbringing, it’s all about doing things in a way that makes guests feel truly special. The magic begins with that initial greeting at the front door, and it extends throughout the entire visit. Southern hospitality isn’t confined to a specific type of dwelling; it’s a state of mind and a way of life.

Now, I must admit that I’m a devoted user of the word “y’all.” It’s a quintessentially Southern phrase that brings a certain charm to our conversations. Of course, not everyone in the South embraces this colloquialism, but for me, it’s a cherished part of my Southern identity, and I find it adds a touch of warmth and familiarity to any gathering.

So, whether you’re hosting in a sprawling Southern mansion or a cozy cottage, remember that the essence of Southern hospitality is all about making every guest feel cherished, valued, and right at home. Y’all know what I mean, don’t you?

fresh flowers in kitchen island

Itโ€™s all in the vibes. I love to add fresh flowers in my home or greenery to my front door basket, it brings a bit of the outdoors inside. Hereโ€™s a secret for you, just before guests arrive, I add a touch of room spray to my front door hanging basket; essential oil blends work well too and are half the cost of room spray! So, when my guests open the front door, (because guests let themselves in, around here) the breeze pulls scent right into your home, giving them that welcoming aroma that they will associate with your house. It is a proven fact that certain smells trigger that โ€œfeel goodโ€ emotion in peopleโ€™s bodies and I always want my guests to have that good feeling of comfort when they step foot through my door!

Your front porch serves as the gateway to your home, and it’s the very first impression that your guests receive. Fortunately, creating an inviting front porch and door area doesn’t have to be an expensive endeavor. Let’s explore some creative and budget-friendly ways to make your front porch shine.

One effective technique is to start with a charming rug placed right at your front door. I’m a fan of beginning with an oversized rug as the base and then building layers of decoration upon it. While you can certainly opt for a smaller doormat featuring a special message to mark the occasion, it’s the act of layering that truly sets the stage. It’s not a common sight, but when my friends see my layered front porch rugs, they often exclaim, “I would have never thought to do that!”

For the top layer, a simple mat with a welcoming message like “Welcome” or “Hello” works beautifully. Just ensure that the bottom rug is large enough to accommodate a few layers on top. To further enhance the coziness and aesthetics of your porch, consider adding some plush pillows to your porch swing or chairs. Don’t forget to have a throw blanket readily available in a decorative basket.

Here’s a thoughtful touch that your guests will appreciate: hang a throw blanket on the back of your swing. These small gestures go a long way in ensuring your guests’ comfort and enjoyment because it’s often the little things that leave a lasting impression.

Of course, when personalizing your front porch, take into account the weather, the time of day, and the season. After all, you won’t find me outside on the porch during the chilly winter months! Hold onto your seat, Becky, because here comes another nugget of wisdom: the key to successful hosting is not to overdo it and, most importantly, to be yourself. We’ve all stepped into homes where every nook and cranny seemed to scream “overdone,” instantly rendering us uncomfortable and overwhelmed. Trust me, that’s not the atmosphere you want to create for your guests. So, let’s take a moment to reflect on those times when you felt similarly uncomfortable and what contributed to that feeling.

Picture this: you enter someone’s home, and the first thing they ask is for you to remove your shoes. It can be a bit awkward, can’t it? While maintaining a clean environment is essential, there’s a balance to strike. After all, nothing beats the comfort of sinking into a well-cushioned chair or sharing hearty laughter with friends. These simple pleasures are what truly etch the fondest memories.

Now, here’s a real-life story for you: someone once sat down at one of my gatherings and, you won’t believe it, broke a chair! It happens, and when it does, don’t let it ruffle your feathers. Just brush it off with a smile and reassure them that it’s replaceable. After all, it’s the people and the moments that matter most.

I hope you’ve found these insights and tips helpful for your upcoming holiday gatherings. Remember, the heart of entertaining lies in being yourself, providing comfortable seating, and fostering an atmosphere filled with joy and laughter. So go ahead, add a dash of these ideas to your next gathering, and here’s to creating cherished memories with your dear friends.

Wishing you the happiest of times as you embark on your entertaining journey,

Warmest regards
